Browse Forums Building A New House 1 Jun 27, 2010 12:56 am Hi everyone, my partner and I have a block in Wellard (cottage block- 12 m wide) and we are worried about timeframe, i.e. length of time from picking a builder to final completion. We have visited enough display homes to last a lifetime and want to ensure we select a builder who is good value, efficient and fairly quick. Any ideas? budget of upto $170K. We haven't even thought of site costs yet Our block shouldn't have any limestone or nasty surprises...billiard-table-flat too. Appreciate all comments especially time for slab-to-final completion. Not sure on the prices, but there is a website with the plans and specs on it. As for the time-frame.. leading up to the build will take a bit of time - a few months generally, you should be able to get a build done within about 4 months if there are no hold ups. If your land is as you say, allow for about $5000 for site-works, you could get some back if not used during build. Built with New Generation (Summit Homes) We own land!... with a slab on it! A lot of people that are building on the cottage blocks are building with Homebuyers Centre. As with the time frame - I can honestly say that Homebuyers have been quick with us. No major problems. It has taken us 5 months from the time the siteworks started to completion - we are about 2 weeks from completion at the moment. Hope you find a good builder, I originally signed up with the Home Buyers Centre but cancelled after a few problems witht ere salesman. I don't have any thing good to say about them. Have just signed up with DreamStart Homes and have just hit a problem. I thought i wouldn't get any nasty surprises in regards to site works , but have just been informed that i need to extend a retaining wall . Good luck with everything. Re: Building in Perth- please comment on your experience 8Jun 28, 2010 4:24 pm Hi there. welcome:) we've been looking at builders for last 1 year.... we've been to every single display homes (no kidding), we even drove to Mandurah (I live 11km from CBD) to look at display homes. What we've found is unless your budget is 300k, display home doesn't do anything for you. From the entrance to alfresco, it'll be completely different unless you get the display specs. we've decided to go basic house and upgrade here and there to suit our needs eg. raised ceilings, stone benchtop in the kitchen, better vanities in bathroom, add some internal doors Small things such as whether door to toilet in ensuite is standard or not... doors to robes in bed 2,3 and 4..? we looked around, compared and compared, read reviews and reviews....................... over a year of researching, we've realised that they're all about the same.................in terms of value for money if you they are generous on something, they'll rip you off for something else for example, to get 31c ceiling with my builder (in living, hall way, meal and kitchen) we got quoted $6500 we thought that was ridiculous, then again to upgrade to 900mm kitchen appliances was $130 which is Bl00dy cheap. So it all depends. The main reason we've gone with our builder is because of our friends' referral. they said they're very happy with them, good time frame, prob not the cheapest, but they do their job right. They're now over maintenance period of 6 months, but if anything they come back straight away and fix things quick. It's also about post hand-over service. I've had some bad experiences with some builders and glad I chose my builder now. Anything else, pm me then I'll go through bit more details:) Good luck! We have finally chosen to go with Goodlife Homes (part of the Gemmill Group). Had looked at Celebration Homes, the salesman was aggressive and imparted his own values and ideas to us without listening to ours at all. He bagged all the other builders as well !! However I am sure Celebrations build excellent homes and their price was similar to other medium-to-high end builders, and they had several inclusions (such as overhead kitchen cupboards) which were an added cost with the others. Homebuyers Centre (HBC) were flexible and tried to be very helpful. We have heard good reports about HBC as well. Our preferred design is a bit different to normal cottage blocks and we spent 3 sessions @2.5 hours with the salesmen fine-tuning everything to our satisfaction. Pre-start should be long & tedious as well !!! When your home costs you big $$ for years, you need to awake each morning, happy with your choice ! Currently awaiting the land title. Have not started building yet. I went with *. I was dealing with a different sales guy for a couple of weeks. Made changes to structure etc before putting in the booking fee. After that I called and email him a couple of times to make further changes. No problem it seems. Just a matter of coming down to confirm the changes on paper. However later, no more response. Apparently he left. So met up with the new sale person taking over the job. Bugger lots of discussion on the changes over the phone and email all not done. Have to redo again. I don't blame the guy who took over though. Just a bit frustration.
