The current vendor already got the town planning permit from the coucil to setup a double storey house at backyard. Due to the restriction of easement and slope of the land, it looks like hard and time-consuming to amend current plan and re-apply from the coucil. I just wonder 1. Is it possible to find some volume builder to build the house in my case? Most of volume builder have their own house design, any chance ask them to build house followed by my own building plan? 2. If volume builder unable to do in that way, how to find custom builder to help me? Most custom builder don't have own website or display house, I cannot find them. 3. If I get planning permit and building permit by my self, can I bargain with builder at lower building cost as they don't need to do engineering design? I found something close to what I wanted and then had a builder quote to redesign to fit the block. If its for an investment start with a base build and add what you think will help it sell.
