Browse Forums Building A New House 1 Oct 21, 2007 4:44 pm We are considering building a custom design so that the house suits our block, lifestyle, likes and dislikes as closely as possible. Of course, this is a more expensive option and we need to seriously consider if our budget will allow this. This will be a house relocation/knock down, reibuild project.
Does anyone have any experience asking one of the reasonably well known building companies that advertises they will build to your plan or theirs to quote your custom design? One such company that builds in our area is G J Gardner Homes (no, I haven't researched them at length yet, just starting the process) but I'm fairly sure I've seen other companies advertise in a similar way. Does anyone have any idea how their price would differ for a custom design compared to one of their own plans (eg. price per square meter), assuming we used thier usual fitout? Obviously, from that point we could consider upgrading any fitout items we are less than happy with. If we could get an idea on this we will be better able to consider whether to pursue the custom design process or keep searching for a suitable project home. the things that are usually fixed are positions of wet areas (like laundry, bathrooms), staircases & main entry - most builders we've talked to were happy to move internal walls around. Re: Custom plans 3Oct 21, 2007 7:50 pm Hi Shaje, our experience in north west of melb so far....hope this helps
Hi-Volume= H3nl3y, Simmonds, M3tricon, AV Jennings & PD - don't want to make any changes at all or only very minor restricted changes Dennis Family - willing to change up to 50% of one of their plans - extra costs apply for major changes JG King - willing to quote our custom design and have been very good so far! As an example of cost - their plan that we liked was around $7k per square (base price) and we got a quote for our design (with all our upgrades) at around $8K per quare small/medium= Colex Homes, Snowdon Homes, Kirkham homes, Dona Homes - all willing to price our custom design and help us to refine it (with basic drawings) at no extra cost and their quotes have ranged from around $8K - $10K I don't believe in compromising on the floorplan you want - afterall thats why you are building - so if you find an existing plan that suits perfectly - go for it! As a 'non project' builder he may give you some insight on what he can offer. Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6886 Ask the council if there is a chance of getting build over easement exemption.
