Brentwood Rise - Augustine Heights 1 block on hold Requested that the purchase of land included the clause 'subject to soil test results' (Land Sales agent said this is not possible) Is this normal? Indigo Homes, Plantation Homes, Urbanedge Homes or GM Homes?????????? I personally choose Indigo in everyway, however this is our first home (live for 5 years/investment thereafter) and the other companies are offer so much more in the way of inclusions than Indigo, all at a lower price. Plantation also say that the soil test results (no matter what soil class) is absorbed within the package price... Is this really true? Its a great seller, however I have read alot of negative feedback concerning Plantation and am now sceptical. Urbanedge - Good price, stunning display houses although again what I have read online has made me a sceptic. GM Homes - Bigger houses and great designs, again at a lower price. Has anyone built with them? To build or not to build, this is the question... He said I should organise a the soil test first, then sign the contract. At the end of the day you dont want to pay an extra 30K for your buildbecause hte soil test came back as a "P". You should be able to make the sales agreement subject to almost anything you want including a soil test. It is nogotable between the you and the seller. Your lawyer can advice you on this. If they are not willing to negoate ask for hte disclosure plans for your lot so that It will give you an idea if there is any fill on hte land(therefore requiring piers for the foundation). Also speak to the builders who have built there and ask them on the soil types they have come across. If most of hte area they have come across is "M" chances are your lot could be a "M" as well and the builder hopefully should be able to give you a rough extimate. Anther option is using the subject to finance clause. sign the contact, do soil test, if bad couldn't get finance however this method is not very ethicial and you will ned to speck to your lawyer aboule this. Many fo the builder will do a soil test and contour plan for you as part of the quoting process. you pay an inital depost (ours was $1500 which is deducted from the final quote). If you do your own soil test, I think they have to use that one. the procedure I went through, chose house we liked then found the land the house could go on due to easements etc. contract was subject to finciance, soil test, registeration etc. and had a delayed settlement Builder was able to do soiltest, and give us a quote for the build all was in budget, settled and started building. good luck Re: QLD Brentwood Rise, Soil Testing and Builder advice requ 4Jun 22, 2010 2:06 pm I would say a close call between GM and Indigo. I've had friends build with big P (not the greatest experience) and I haven't heard much good about the other company. That said we're opting to build our investment with a designer builder because they gave us the flexibility to change alot of things and my uncle had built a home with this particular builder. I have used the advice and have put it into practice asking the solcitor to write into the contact negotiations, such as 'subject to soil test' and 'finance' which should be a given... Definatly Indigo too, their work is of such a high standard, and their sales person has been wonderful.. Much more helpful than others, and he has taken into consideration our financials, and reminds us not to over budget... KISS (keep it simple stupid) Its our first home, an investment - don't over do it etc... Not the usual response you would receive from a Sales agent. I may not be confused Anna for much longer...
