We've had some prelim sketches done for our new house and now I need some feedback. Have you thought about moving the toilet at the rear of the house forward (would need a ventilating fan if you don't already have one) which would allow for more storage space in the laundry? Pls 3Jun 15, 2010 7:50 pm hi sraj great floor plan, one of the things i would do is to extend the kitchen bench not alot of room for prep and the entry me personally would put some french doors in to seperate the entry from the kitchen. do you have a linen closet??? Pls 5Jun 15, 2010 7:57 pm + what Deemaree says about the Toilet move - I have done this as well and now have a big walk in linen press - you can never have enough storage. Love the dual walk in robes and like the separate toilet in ensuite - good move. For a bit of wow factor how about corner sliding doors leading out to the Alfresco area. Pls 6Jun 15, 2010 8:46 pm I agree with the toilet move for some linen space Is there an option to make the roofline to the northern alfresco corner squared along the eastern wall to the kitchen. So there is an undercover area just off the kitchen, it would make a great little BBQ nook and enlarge your alfrescro for that space also. It's a fairly narrow alfresco the way it currently is. Definately extend the kitchen benches along that wall too Is it problematic that there is no natural light to the middle room (assuming it's a home theatre) Some councils don't allow rooms without natural light. Re: Custom Design !! Need advise on my floor plans .... Pls 7Jun 15, 2010 10:29 pm Hi, a couple of things : The powder room near the front entrance seems very small - is there a handbasin in there? If not it is a long walk to the main bathroom to wash your hands and kind of defeats the purpose of having it in the first place. It's location is also a bit funny, very close to the kitchen and not a lot of privacy for anybody using it. Your ensuite is not showing a handbasin, presumably it is going between the loo and the shower? The handbasin in the main bathroom blocks the area I think it would be better over on the opposite shower wall. Agree with the comments above about the laundry and the alfresco area. Pls 8Jun 15, 2010 10:36 pm Your WIR's in the master appear to open into the bedroom, I'd have them open into the walk through thoroughfare to the ensuite. Also, I'd try and get a WIP, rather than a corner pantry, you seem to have ample space in that kitchen area (maybe for a small table/chairs) but I agree with others, it's wasted space, make your benches longer - really good feature too. Pls 9Jun 15, 2010 10:39 pm Hi Sraj, yep, the toilet near the bedrooms without a basin for washing hands and so far away from the bathroom is a problem. The kids just won't wash their hands if it's too hard. Try rotating it so that it's at 90 degrees to it's current location but running along the hallway, open up the rest of the room as laundry and storage cupboard space behind it and make it about 1200 - 1300mm wide so that a small vanity can be in there as well. Hope that makes sense. There's a brilliant person - Somewoman - on the forum that does amazing things with plans. I'd also make sure you have doors or sliders to the hallway where the bedrooms are. Keep the noise away from kids sleeping. Good luck. I've made the pantry a large walk-in and extended the kitchen to the "wasted area" at the side. In the bedroom/bathroom/laundry section I have added in the linen as mentioned in previous posts and also flipped the laundry and toilet around to get the toilet closer to the bathroom - as others have also mentioned people won't wash their hands after using the facilities if it is too hard to get to the basin I've also flipped the doorway and shower in the main bath to add enough space to walk through between the shower and vanity, and extended the bath hob from wall to wall to prevent having to get into small gaps for cleaning (also great for putting candles and champagne flutes for adults or toys for the kidlets). The robe openings are all a little more obvious now, also. I'd remove one of the doorways to the passage way (two seems superfluous) or make them of equal size. Re: Custom Design !! Agree with the only one doorway to the bedroom wing - figure out where furniture will be placed to determine best traffic flow. Make the kitchen as big as possible! nice orientation to the north. It cuts off the wall space (and affects furniture layout), and it's not required. YOu may also have problems getting that theatre through due to lack of natural light. You may get away with some highlight windows in order to bring natural light via other areas of the house. Skylights may also work, but I guess unless you can get fancy ones that shut completely (and you'll pay for them), then they are no good in a theatre room. Also, with regards to the theatre room, what is the recess being used for and how is your furniture being laid out ? If I could assume that the chairs would go along one wall, and the screen on the other, the recess becomes unusable. THe screen couldn't go there, and if chairs went there, then you can't get to anything behind them. Maybe the theatre wall could be an extension of the garage wall. You then cut down the sutdy a little and create a mini hallway from the garage to the entry area. This would save having to walk through your study area everytime you go to your car. Another option would be to use that recess as a cupboard for the study. Personally I would put double doors (fully glazed with opaque glass) or something on the study. Something that looks nice as a feature. I'm not sure about everyone else, but these open study areas in display homes wouldn't work for most people I know as the room itself always becomes a bit of a mess (it is a working space after all !) That's another idea also (although I'm not a big fan of walking through a luandry to get to the toilet - laundries are generally messy). You could also still open the linen from the laundry and therefore a wall is left between the laundry and bathroom doors. A small recess could be put into this wall for a nice painting or mirror or something as a feature. One drawback with the toilet location is that it opens into the living area of the house. Forgetting about the smell issue, it would get annoying after a while when the kids (or guests) forget to close the door after use. It looks to me like the toilet is now coming from the garage - meaning you have to be in the garage to get to the toilet? If you want it as a guest toilet then that is less than ideal... Personally, I'd swap it to the hallway side of that room so that it is accessible from inside the house (unless you want it accessible from the garage - if you have kids who play outside and want quick access through the garage to the loo). Other than that, it seems to look good (but is really difficult to see details - if I scale it up it loses focus BADLY). it's difficult to make suggestions without accurate information as there are some inconsistencies in the dimensions as the length of the bedrooms is not equal to the… 3 13203 Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget.
