I know you can take along your own independant inspector through the other stages of your build, but are we allowed or able to on our finalwalkthrough before the house is finally ours? How much weight does an inspector hold when taking one along to a walkthrough? Any problems he or she finds, are they considered recommendations or must the builder see to those issues? The issue is whether they will allow you and your agent to the final walkthrough together. Everything he noticed was written down and sent to the builder who has added it to their list of things to be fixed. He didn't try to deny or cover up what the inspector noticed and was more than happy to rectify it all. If you do have an inspector and the SS comes across as a bit of a pain, ask your inspector to mention to you any major points that you might have missed and include these on the defects list while they are still there. Theoretically the builder should acknowledge a defect at any point in time, although they have been known to use every trick in the book to avoid you to raise an issue. This is what we experienced and frustratingly we had to jump through hoops for the builder to agree even though they have no right to disagree.
