Browse Forums Building A New House Re: Should we worry RE structural concerns **UPDATED** 21Oct 22, 2007 7:34 pm We got full plans - minus the retaining walls. I don't think Adenbrook checks this site - they'd have done something by now if they were smart.
After the receptionist said I couldnt have the plans because i hadn't paid for the house yet i pointed out to her that i'm not likely to pay for the house either unless i know it has been built to plan - catch 22 there. The Engineer who did the design plans is checking the wall tomorrow. I have asked for a signed report saying that the wall was built to his specifications. The Engineers at work say if he won't sign it - then we know there is a problem. If he does - no problem, he's liable if it fails. Will let you all know the outcome - I'm not scared to post results Matt!!!! Personally, i don't care if it's made out of paddle pop sticks as long as i have that piece of paper that makes it someone else's problem if it collapses.
We had a meeting on site with our Supervisor and whilst i bag Adenbrook's customer service I should point out that our Supervisor is really great. He's Very happy to discuss and explain things and just a pleasure to deal with. He has also provided us with his mobile number and we are allowed to bypass the office and call him whenever we like. I think that should be applauded because i know other supervisors aren't so easy to pin down. I always come away from a meeting with him feeling so excited about what we are building and believing that the finished product will be great. Plus he deserves some sort of medal for dealing with me! Just build it the way I want and everything will be okay. Steve Yep if YOU are concerned then escalate. If you aint then dont worry about it The engineers OK might be worthless if three years down the track the wall collapses and you go to chase them to find they have sold up or gone out of business, or they deny liability and you have to fight them in court. Re: Should we worry RE structural concerns **UPDATED** 26Nov 21, 2007 9:55 am I told the Engineer i wanted a written report and he sent one back to Adenbrook saying he was okay with the wall but another few supporting posts wouldn't hurt. Adenbrook informed us of this and at the same time said they were having those posts put in. We didn't even need to ask or discuss the issue with them.
Am really impressed because they could have easily said that the Engineer passed the wall and they weren't required to do anything further. A big thumbs up for Glenn our Supervisor - this gives me such peace of mind. The house is going to be perfect!! Just build it the way I want and everything will be okay. Re: Should we worry RE structural concerns **UPDATED** 27Nov 22, 2007 7:25 am My father is a civil engineer and as far as I know - they personally are liable for any mistakes. It doesn't matter whether the company they work for goes out of business, it's the engineer who has personally inspected it and personally signed it that is liable and could be sued. After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! Re: Should we worry RE structural concerns **UPDATED** 28Nov 22, 2007 9:21 am The old "who's liable" and "they're responsible and I can sue them" routine really is a desperately poor substitute for a job well done.
I know you're happy in this case and the engineer seems OK, but retaining walls can be a nightmare. Poor retaining walls can cause huge damage to a house and cost a fortune to repair. Also, any money spent on remedial work on a retaining wall will NEVER be realised in the later sale or valuation of a property. I'd continue to investigate just to be 100% sure. Re: Should we worry RE structural concerns **UPDATED** 29Nov 22, 2007 2:49 pm most structural construction requires an engineering drawing/draftsmen drawing
and a permit for a permit to be issued a db-l or db-u licenced contractor has to be building it council wont issue or sign off on inspection without it most projects over $5000 have to be done by licenced contractors the contracor by law has to provide a 7 yr builders warranty insurance if the project is valued over $12000 if your wall is over 1 mtr then it must be engineered 9 times out of 10 an enginered sleeper wall has h beams and c channels not timber uprights a min. 250mm plumbers scoria buffer and agg drain. but this can slightly vary if your area is clay base then the wall specs. go up ie : deeper uprights, smaller upright centre, larger buffer etc if you have concerns call the building commision Da Vinci Outdoor Living Architectural landscaping http://www.davincioutdoor.com Thanks for all replies.
