Browse Forums Building A New House 1 Jun 16, 2010 6:07 pm I am considering whether or not I should demolish my house, build two townhouses on it, sell one and live in the other long term. (I live in inner bayside Melbourne where land values are high and buyers seem to like townhouses if they're high spec). I would want something architect designed (cause I'm a fussy cow and also we have a disabled child which means we'd need to factor that into the design). I was thinking of something like this but slightly bigger (4 bedroom): http://www.domain.com.au/Property/For-S ... 2008386729 So, question is, are any of you up for having a guess as to what something like this would cost to build (total cost for both townhouses). I'm not factoring in other costs like planning, demolition, etc at this stage. Just trying to work out what it would cost to build. I've read that architect designed houses can cost up to $4000 per square metre, which scares the bejeezus out of me and would make it totally unviable financially. So, what do you reckon? The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place. The agents weren't happy… 2 4239 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17587 7 11984 |
