Never built a new home before & are not sure how much extra they would charge for items not on standard price list. We need to know rough price on: Colourbond vs Tiled roof Adding eaves Downlights instead of battens Also not sure how much it costs to fit full house with blinds. Any help would be appreciated. Re: Extra costs when building. 2Jun 16, 2010 2:13 pm Expect $30k to $50k more on anything you seen as a listed price with a volume builder as the rule of thumb. $3,000 to $4,000 to add eaves $40 per downlight instead of battens (then add the number of battens) Not sure if PD do blinds. What you asked for is small potatoes relative to increased slab cost (H class slab upgrade from M), carpet, driveway etc..... hence why the $30k to $50k increase. You are able to receive a list of all inclusions to the display home from the sales consultant. You will find that list alone is tens of thousands more than the base price. Downlights are normally $100 a pop, you get a credit of $50 per each batter removed (be aware there is usually only one batten per space where you will need 4 or so downlights). Average house will need about $3 - $4K in downlights. Upgrade aircon / heating $10K. Higher ceilings $4K. Promo deals ~5K. Additional upgrades to ensuites, garage, kitchen, carpets and paint. $30K. All up you would be in for around $70K in uplift for a decent upgrade. I know it all sounds scarey as it starts to add up.
