Browse Forums Building A New House 1 Oct 17, 2007 4:39 pm We are in the process of having a quote prepared for the design and build of a single story 35 square home (including garage, porch and alfresco). We are using a local custom builder (Melbourne eastern suburbs) who claims to build to a high standard. Would be very interested to know what everyone thinks we ought to be paying in terms of $ per square, not including site costs.
Any advice most welcome, Re: indicative costs - custom builder 2Oct 17, 2007 4:50 pm I'd be very surprised if you got a quote of anything less the $10k per square. My guess would be 10k-13k. But of course it depends on the type of finish you're after. (ie ceiling height, amount of granite/caesar stone in kitchen and bathrooms, type of appliances, type of heating/cooling, kitchen finish, windows type etc.
I am building double story 41sq house and when I got 5 quotes from recommended custom builders with my current design, the cheapest I was quoted was $15k per square for the finish I wanted. I couldn't afford that ended up going with a bigger builder with the same design. Hi Macs kitchen benches (like ceaserstone) covering a large area. Evaporative cooling, gas central heating, 900 mm dual fuel oven , cooktop ceiling height 2700mm windows along the front of the home and alfresco sliding door, cedar eaves all the way around carpet in bedrooms and main living areas rendered facade front door, solid timber joinery vitreous china vanities, toilets does not include dishwasher Re: indicative costs - custom builder 5Oct 17, 2007 5:12 pm Ok, you dont seem to have anything thats going to shoot the price up majorly so Vlads original estimate of 10-13k would look pretty close.

Has the soil been tested. M Class soil is about standard for Melbourne : if it is H or P Class for example, costs will be higher.
Also remember that timber floors are more expensive that carpet, floor tiles can cost as little as $25m2 not including laying or as much as $80 or $100m2. Do you want fully tiled ensuite and bathroom ? The type of lighting you choose can also increase costs (CFL vs 12v Halogen) Also remember that anything with cedar in it is horrendously expensive. Which is known as an area meaasured 10 foot x 10 foot in area.
