We're building a custom single with Adenbrook. It's a bit nerve racking as we have no idea what it will turn out like. It would have been great if there was a display home of what we wanted so that we could walk through the house first and get a feel for the space. But hopefully it will all work out... Such a shame that they dont have the display home of your choice. We're building a house with Eden Brae that was also not on display, well it is on display but not the same size. I would have been happy with a display that was just similar but as we designed the floor plan ourselves from scratch we can only go off what is on paper and our imaginations. We would have loved a bigger backyard as well but we wanted to stick with single storey. We're just over 35 squares I think, so as singles go it is decent size I guess. I feel like we are the little single storey surrounded but giant two storeys though. Re: Who is building at Harrington Grove? 74Sep 21, 2012 8:26 pm We have just under 9 metres from the back of the house to the rear fence and 18 metres across, so it should be enough for the kids to run around and play. It just looks small when you look at the empty block. I think most of the 2 storey houses around us have at least 12 or 13 metres from the back of the house to the rear fence which would have been better but I'm sure it will be fine. When is your place due to finish? I've got a quote from my builder but they want to do soil tests etc before finalising the contract. At the moment I've got a few areas of concern and hopefully someone can help: 1. Soil classification is listed on the HG contour plans as "H" class. Is that accurate? 2. Bushfire protection attack level 12.5, any ideas on how much this will cost? 3. Basix requirements, I've been quoted $12K for a 5,000 litre tank, pump and insulation batts. That seems pretty high to me, any thoughts? 4. Landscaping plan, how was this covered off? Any tips on how we can make the approval process go smoothly? Thanks Re: Who is building at Harrington Grove? 78Jan 08, 2013 10:44 pm Hi Tez-HG, We are in Dianella and should start building this month. HG had listed our lot as 'H' class and this was accurate. You will still need to get your builder to do the soil tests to double check this though. Our lot was also listed as BAL 12.5. Our builder originally quoted us $5k. This was for aluminium mesh screens to windows and doors, weather strips etc. We questioned this and did our own BAL assessment and council agreed that we were not infact in any bush fire prone area. It might be worth having a look at doing to save a bit of money. Our BASIX was included with our build but we are only having a 3.5L tank. With the landscape plan, we just got our landscaper to draw a plan and list the plants. I have heard some people hand draw it themselve. I believe this is more for HG rather than council. HG will just want to see what you plan to do.
