Browse Forums Building A New House 1 Jun 14, 2010 8:47 pm I was just talking to my builder today about the single lock up garage for my 16 sq home. He quoted 10,000 more to upgrade that to a double garage, which doesn't seem right to me. He said the price was quoted for the extra 1.8 sq that the double garage would need (instead of the single). Is this right? He then also said that the 10,000 he quoted included any extra costs that might arise during construction.... but as this is a fixed price contract, this shouldn't occur? All unexpected costs should be covered within the original quote for the house and land package. This is my first time building a house, and I just want to make sure I am not being taken for a ride. The contract has not been signed yet, and I don't intend signing unless this is clear. Thanks Re: High quote for upgrade to double garage 3Jun 14, 2010 9:17 pm dadandsue, I'm building in Melbourne west. Construction hasn't started yet (contract not signed), so concrete etc hasn't been laid. The land isn't on a slope. Does that help? That is all the info I have as we haven't really gone past the 'I want this house and land package-lets sign the contract' Re: High quote for upgrade to double garage 4Jun 14, 2010 9:25 pm If its on a slab, brick/render, decent pitched roof, with a door I would say thats fair enough Look at the additional cost and the resale potential too - $10,000 fot a double garage is a good investment IMO Re: High quote for upgrade to double garage 5Jun 15, 2010 11:32 am When we were looking at various builders at homeworld and other display villages we often asked for costs to extend a double garage into a triple garage and most said we would be looking at costs of at lease 7 - 8K. If you are unsure go to other builders displays and ask them for an estimate of extending the garage. Re: High quote for upgrade to double garage 7Jun 15, 2010 3:43 pm Wow that is cheap I believe, I was hit with an additional $12800 with Carlisle adding in an additional single to a double garage !! Signed with Carlisle - Atlantique 36Mk2 altered & upsized Botanic Ridge Estate - Build started 22nd Oct 2010 Re: High quote for upgrade to double garage 8Jun 15, 2010 4:24 pm In relation to the "Fixed Costs" we have this on our contract and our builder has advised us that there is a $5k "sliding option" in our contract - meaning the particular item will cost us a Maximum of $5k any "change" from this will not be invoiced to us on that particular progress payment. Maybe ask your builder if this is the case? Sleven Moved into our Atlantique MkII 36 by Carlisle Homes Re: High quote for upgrade to double garage 9Jun 15, 2010 6:19 pm No sure how much wider the double is over a single but my builder charges $2K extra per meter. It will be neat but you won't have much freeboard. At least they are not weep holes. Are you in a high intensity rainfall region? The regulatory slope is only required… 3 8268 Thanks mate. Yeah good points! Leaning towards Option 3 to get a bit extra space in the cabinets but not going too crazy high (and expensive). Would require a mini… 13 39719 hey there! π so, itβs kinda common for standard drawer depths to be around 500mm since most cabinets use this size to fit the usual runners… 3 20911 |
