Browse Forums Building A New House 1 Jun 13, 2010 12:17 pm All, My independent inspector found that the brickwork across the front and right hand side elevations overhangs the edge of the slab by up to 30mm. Part 3.2.2.7 Edge Rebates of the BCA requires that ‘Exterior masonry must not overhang more that 15mm past the edge of the slab’. The engineer appointed by my builder has come back with the following statement "In the writers opinion rectifications are unnecessary" "although not necessary, structural grout can be applied" I am not getting it. If BCA requires that overhang should not be more than 15mm, why instead of giving a proper fix - the engineer is giving an opinion and asking us to live with 30 mm overhang ? Has anyone lived with an overhang of 30 mm ?? Would appreciate an feedback/ comments. TA Re: Brick Overhang Quaestion 2Oct 13, 2013 11:51 am We have the same issue with our Hebel overhanging around 4cm, but our driveway and path around the slab has been poured, as it looks messy and ugly we are hoping our builder can fill it in with grout. I don't think its a structural issue, but I would definitely get the builder to fill it in as the brick will be easier to chip overtime. Our neighbours brick along one side is overhanging by about 10cm, the builders drilled in a metal ledge to support it. If you are worried about it you could possibly get an independent engineer to have a look? Re: Brick Overhang Quaestion 3Oct 20, 2013 4:42 pm Our current house had brick overhang of by memory about half a brick width. The builder tried to get a certificate of occupancy but the engineer knocked it back and insisted on an angle iron being installed to support the brick work. In the end, two pieces of treated timber (20mm thick) were bolted onto the joists and planed when there was too much sticking out. Passed inspection. 13 7800 Thanks Ardo, they are sort of semi concealed. I think it is only a few millimetres. I see if they can adjust the hinges. 4 3798 2 8358 |
