Browse Forums Building A New House 1 Jun 10, 2010 1:05 pm Hi All, I'm writing back after very long time. My house is near completion and my SS advised that house will be transferred to hand over department early next week. When I enquired abt approximate PCI date to organise independent inspector, my SS and admin recommended to go for independent inspection with the inspector tomorrow, so that they can fix it up and settle in quickly. JUST WONDERING! Is this good or bad! Is the builder tricky and therefore avoid doing their own quality inspection by the hand-over department. Also seeing form many Henley build home-owners have never done this... So seems to be something **. Please give me your comments on this. Regards, DIVYA Re: Monterey Q2 - Inspection with SS before PCI! HELP 2Jun 10, 2010 1:28 pm Hi, we just had our PCI with Henley last week. Our inspector came along at the same time and did his thing while we were looking through the house. I think that this is how Henley prefer to do it. I suppose it all depends on how quickly you wish to move into your house. You may save a little bit of time by getting the inspection done before the PCI. Moonos21 it all depends on how quickly you wish to move into your house. You may save a little bit of time by getting the inspection done before the PCI. This is what I feel too..But just annoyed if Henley skip their own quality inspection which is usually done by the hand-over department before PCI. This is what I need to clarify. Divya Re: Monterey Q2 - Inspection with SS before PCI! HELP 4Jun 10, 2010 3:14 pm I don't think they can skip their own inspection of the final stage. We just got our cert of occupancy and on it it has 'mandatory inspections' and the final inspection Henley did is on there. It says it's a mandatory inspection under the Building Act of 1993. They are probably just suggesting you have your inspector come in, if you want one, because he/she might pick up extra things such as cosmetic errors (plaster joins etc) and they can be fixed quicker rather than waiting and leaving a longer list of stuff to fix after PCI. Means you'll have your house sooner. We didn't have an inspector though. We just made sure our ss was aware of anything we wanted fixed before the PCI, that way PCI was just about identifying 'little' fixes like paint blobs and dirty marks etc. We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports with photos at every stage,… 6 7143 i would not be signing anything on the day read your contract about when builder submits final invoice generally, have to meet builder within 7 days of receiving final… 1 4747 i would suggest nothing is unreasonable for PCI. we did all sorts, including checking the hot water, checking all the GPO's had power, testing that the showers were… 9 98693 |
