Browse Forums Building A New House 1 Jun 09, 2010 10:09 am Hi guys, Am wanting to check if anyone has the same experience and what was done? We signed up with one of the builders and the sales quotation was done; however, in the contract signing stage, it seems that the sales quote was pretty inaccurate and alot of items were quoted lesser. We ended up with a $20,000 increase in price as a result and we decdied to bite the bullet and go ahead. Site costs werent fixed; but around $14,000 was allocated for in the final contract. We have recently recived our final drawings with all site costs included and they were about $5,000 more again, hence we have costs that are not budgeted for & another price hike again!! Unfortunately this is a ploy your builder uses consistently without fail. The increase is because when you first signed the contract you signed up for an M class as a standard. Although most commonly required in Vic as an example is a H class which just happens to cost $5,000 more. They did the same to me. Check to see that you have received a final soil report on the day of contract signing and engineering computations. Chances are you haven't and you might have only received a preliminary soil report on the day of contract signing. Funny enough, when you ask for the final soil report and the engineers report, they happen to be dated the same day as your contract signing. But hang on, you never received them! Get my point? Call Building Commission before progressing but don't hold up the process because the builder will put things to a hold. Re: Costs UP UP UP even before Site Start??? 4Jun 09, 2010 12:48 pm Cream, I think you will find what Adam M said is correct, when you get your initial price of the builder it only includes a preliminary site costs, as until they actually do the final site/soil test and receive engineer design for slab can they cost it correctly. But having said the above, the site costs should be the only item that can change, so hopefully the rest of the build should not cost you any extra than what your contract is for. If you reference the DBC Act (google Domestic Building Contracts Act 1995, Victoria), you will find under Item 21 (click on 21) and it will open up to details of the requirements of the Act in relation to builders and prime costs items and provisional sum estimates.
