Looking for suggestions from experts

Hi Friends,

I got lot of support from the forum members before so I came back to hassle you again.

I have purchased a block of land.

I contacted almost all major builders but any good design of those builders doesn’t fit in to block. I inquired a couple of local builder but they gave me quotation of $12000 - $13000 / sq which is too high compared to major builders.

I want to build double story house and total area would be around 38 sq.

Can anyone have any idea of builder having good price and plan to fit into a lot i mentioned here.

Hey Kanchi - the issue with project builders is going to be the garage at the back - most project designs have the garage out the front.

I'd try going to new estates & display villages and look for houses that are on a corner - as what you're describing is often a covenant - main entry must be on major road, but garage access on the side.

I'll keep an eye out for some designs.

Actually I want to make left side of my lot which is facing WEST as frontage ... as mentioned in diagram, because road on WEST is is a main road and also opposite to the Park.

I can place a door facing WEST side; there is not restriction on it from land developer or council. As I personally believe it is good to place a door facing NORTH so I want to place it that way.

I want to design a house so from outside it should looking facing WEST (Park Side) but door is not facing that way ... main entry is not facing that way ... Main Entry is facing NORTH.

Another question is… why customer builder or project builder are costlier then major builders? There is almost $3000 to $5000 / sq difference between major builder and custom builder … does anyone know a reason for that?

Does anyone know any custom builder have reasonable rate with same sort of quality which major builder has??

Hi Matt,

Thanks for sending me those designs. I check them before but non of them is suitable for my block of land ...

In Majestic... door is in correct position but garage is on the other side of the lot and if they flip the plan garage will come on correct position but then door direction change

And Windsor is amazing ... but not suitable again same situation ... they don’t want to change a plan as per my requirement.

At this stage I would like to find some design that can give me door on North side ... I made my own design which is reasonably good but couldn’t find any good builder to build it at major builder's price.

If you come across any builder or any good design please keep posting me. For your information i finally purchased this block in The Chase @ Berwick.

Kanchi,

Delete the garage from the plan altogether.

You could build it on the other side perhaps?

But I will be provided with drive-away on that side of the block ...

Can i still change it ?? Or can i ask them to provide me drive way on other side ??

From my experience with the Chase development if the crossover is not in yet then you can ask to have it wherever you like (within guidelines).

Even if the crossover is there you can apply to have another put in.
