Wondering what ppl have done to hide it and the effects it has on re-sale if any. https://forum.homeone.com.au/viewtopic.php?f=36&t=37134 THE THREAD https://forum.homeone.com.au/viewtopic.php?f=31&t=35962 THE BLOG! http://pedrosinspiredbeauty.blogspot.com/ BRICKS BRICKS ARE FINISHED... I wouldn't buy a property with one on it or next to it Re: hiding padmount st'n? does it hurt re-sale? 4Jun 09, 2010 8:44 pm We have this behind our block Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Is that what you mean? How did it end up on your block? Was it there when you bought it, or did council just lump it on you when you were already living there? If it was next to the house, or behind the house it wouldn't bother me - but actually in the yard is another matter. I definitely would not buy a house that had one in the yard unless it was the house of my dreams, in the area I wanted and at a price I felt was fair (ie, a lot, lot cheaper than what it would be if it wasn't there). Where abouts is it? In the backyard or the front yard? Any pics? As for hiding it - maybe some thick shrubs?? I don't really know Re: hiding padmount st'n? does it hurt re-sale? 5Jun 09, 2010 8:47 pm If only these ugly things were buried underground. Hideous things they are. I know there are a couple of blocks with a station towards the end of the block. I think they have have only just sold but I bet they got it much cheaper than the asking price. I knew what you meant straight away what you are talking about. Re: hiding padmount st'n? does it hurt re-sale? 6Jun 09, 2010 9:51 pm A block in our street has one of these and it took ages to sell (with a greatly reduced price). I wouldnt consider it as I have heard about problems related to it effecteing your houses electricals as well as the lost land space Lauren and Tony: Building our first home in the Vaucluse estste, Doreen, Melbourne http://laurenandtonyshouse.blogspot.com/ Quote of the Day: "I know what you wanted but I did it this way becausee I thought it would look better" Re: hiding padmount st'n? does it hurt re-sale? 7Jun 09, 2010 10:01 pm Do they humm and make noise?? Coz that would drive me bonkers and definitely stop me from wanting to buy the land that it's on and next to! Obviously it's not going anywhere, and I'm assuming that you need to allow access to people to fix it if it breaks down, so some nice decorative fencing with a bit of a gate maybe Re: hiding padmount st'n? does it hurt re-sale? 11Jun 23, 2010 10:50 pm Rear corner of a larger block would'nt be too much of a problem - look basically like a green colourbond tool shed and could grow tall shrubs or trees in front of it - I could live with that. But do you have to allow access to elec company people to get to it via your back yard - that would be a problem in itself. Re: hiding padmount st'n? does it hurt re-sale? 12Jun 24, 2010 8:04 pm yes you do have to allow them... thats why i thought of fencing it.... same rule as sewa inspection pots... https://forum.homeone.com.au/viewtopic.php?f=36&t=37134 THE THREAD https://forum.homeone.com.au/viewtopic.php?f=31&t=35962 THE BLOG! http://pedrosinspiredbeauty.blogspot.com/ BRICKS BRICKS ARE FINISHED... They don't give you free electricity or money or anything for having it on your block you negotiate with developer if you think it devalues you OT accordingly. From ones I've seen up here most are in a rear corner of a block and are just fenced off with paling fence it's all about perception if u can't see it from your house you forget it's there. I've just built 3 stairs off a landing out the back and been told by the private certifier I need hand rails sorry tried to attach a pic but couldn't mine don't have sides… 5 5710 i had the my concreters concrete right up to the fence. I have pits all along my path, so the water tends to drain away from the house and into the pits. There's only one… 7 12774 Depends how much direct sun it gets. Is there any shading (eaves or trees)?
