Browse Forums Building A New House 1 Aug 01, 2009 8:30 am Hello everyone. So since february 09, we have been waiting to be proud owners of our new block of land, which we still don't have handed over to us until December. (capital gains on sellers behalf, as well as still waiting on titles, etc... ). The Put and Call is all signed and I guess filed away in our solicitors filing system, just waiting for cut off dates for titles and what ever else we are waiting for. We also have finance approved and basically sitting at the bank waiting for that magical day in December as well. But in that time, we have been able to really nut out our plan for our house, and now DH and I have finally settled on something we both like. Our block is 3.5acres of heaven. Gentle slope, nice views, we love it. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The shed is the neighbours. We will be doing the whole shed-dwelling experience ourselves, which I can't wait for , and will need to sell our current house so we can afford to build our new abode next year. But here's our plan (done on Planningwiz - man thats time consuming!), but it looks really good with all the colours and furniture and helps visualise it better. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ At this stage it will be on a slab, slightly split level (to cater for slope) and you will step up a couple of steps at the end of the little hall into the building with the bedrooms. Outside will be clad with that weathertex paneling going vetrically (can't remember what its called right now) and also colour bond, and will also have scillion roofing. Size is living space 194m and 66m for the outdoor living. I'd love some feedback before we take our sketches to a draftsman to have done properly. Cheers! Plans? 2Aug 01, 2009 9:13 am I think it looks great and well done for designing it yourselves! Your land conjures up images of a wonderful relaxing lifestyle The only thing I'd personally change is to swap the sink and cooker around as I don't like the idea of the cooktop being out in the open like that. But, you may have a reason for putting there. Otherwise it looks really well thought out. Congratulations and good luck Re: Progress of the Possumchops Palace - Waiting... Plans? 3Aug 01, 2009 10:14 am What a cool house (to be)!! Did you come up with them? I sort of agree with walker about the sink/cooktop. When your done could we swap please-i'm on 2 1/2 acres in a slightly ( ) colder place but it is classed as 'animal husbandry' in rural(ish) Adelaide and i am nearly up to construction stage on a good house-PLEASE Re: Progress of the Possumchops Palace - Waiting... Plans? 4Aug 01, 2009 1:03 pm My preference is to have the cooktop where it is. There will be a small splashback of sorts behind it for safety reasons. I just prefer to be part of everything while I'm cooking. I don't spend nearly as much time at the sink, so prefered it against the wall. But I can't wait to see it actually started and of course finished. We took the element of seperate buildings from other plans and then re-designed it to suit our needs. We plan on living here until the kids leave home so I guess about 15 years or so. Quote: When your done could we swap please No. LOL, Adelaide really is too cold for me! Plans? 5Aug 01, 2009 3:40 pm well i dont really blame you for not swapping! cant blame me for trying! (my boss always says i'm "very trying") All the best for everything!!!!! Re: Progress of the Possumchops Palace - Contract..Finally! 6Dec 17, 2009 8:25 pm After 11 months we finally signed the contract today! I'm so excited, just a couple more weeks and the block will be ours! I'm so happy today. If I find time over the weekend I will load up the final floor plans and the 3ds so you can see what we have decided on. Possumchops Now the proud owner of 3.7acres of Serenity. Make sure you read the contract over, then over again, and again!!!!! It wouldn't hurt to get someone else to read it through aswell, just to make sure. I'm just about at hand-over and I wish I had read through mine better!!!!!!!!!!!!! Re: Progress of the Possumchops Palace -Block has settled!! 8Jan 12, 2010 6:22 am Our block settled yesterday!!!! We are now the proud new owners of 3.7acres of serenity! Very soon the rollercoaster. Our plans had to go back for some changes to bring the costs down a bit more, but next week should see the organisation of soils tests, engineering plans, contour plans. Then we can get everything sorted out to go to council so we can build our shed to live in while we build. If everything runs smoothly we just might be able to be in it for xmas, but I'm not holding my breath. So happy right now I could bust. Possumchops Now the proud owner of 3.7acres of Serenity. I hope all goes well and I look forward to reading about your trials and tribulations. It's a great feeling, hey?! Keep us posted........... Re: Progress of the Possumchops Palace -Block has settled!! 10Mar 30, 2010 7:57 am Unbelievable, things are finally happening! We have finally finalised our house plans. It took much longer than it should have, but I had a bit of a tanty with the builder letting him now that we really want this to move now and we need to get our shed up so we can sell our house. That meant we finally got to sign off on our preliminary plans and they are now at engineering. We've just worked out our placement for our biolytix system and the dispersal area, so now we can also get the hydrolic plans done. Then lodge plans for approval. Builder seems to think we can break ground in about 8 weeks. So here's our final floor plan and elevations. A few small changes from our original layout, but we are happy with it and can't wait to get started. We discovered we had more fall than we anticipated, but designing the house to be split level has helped dramatically with costs and makes it look more architectural as well. We are hoping to be in for xmas, but it all depends on how fast we can sell our current house. I couldn't think of a better place to spend xmas day than on that verandah. Re: Possumchops Palace -Plans finalised - off to Engineering 11Apr 21, 2010 6:24 am We did colour selections yesterday!!! Kitchen colours: Laminex Eggplant for all door and drawer fronts, Laminex Quicksand for benchtops, and then we are having a special type of breakfast bar which I found in a magazine and it will be done in Blackened Linewood. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Main bathroom. I didn't write down the names of the tiles. The pic makes the main wall/floor tile a little washed out, but we will do the face of the bath ad the floor of the shower in a black linen , and there is a feature tile, I think it was called Black Lovers or something like that. Vanity may be Polytec Shannon oak. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Ensuite: The main floor/wall tile is Loft Minx, and then we will have feature walls done in Axum Oxide. Love this tile, it changes colour when you move around because its all sparkly. Vanity will either be the egg plant or I might go stippled merlot. But is shown with eggplant here. DH picked this one, which suprised me because I'd didn't expect him to go for something so rustic and textural. Can't wait to see this one go up!! ~ cheers, J Hi Vanilla tree, the Daintree flooring we are getting thru Andersons. I know its NOT Karndean, but thats all I can tell you. Polyflor does seem familiar though. We finally signed our contract over the weekend (I was expecting fireworks and streamers....!). That means we finally get to put the shed thru council and will be able to get that up soon. We are just about ready to put our current house on the market. Just a few more rooms to finish painting. All the gardens are done, give the windows another clean and hopefully we will get a quick sale. Possumchops Now the proud owner of 3.7acres of Serenity. Colour selection completed!
