I received a letter from the council & the address of the property still states as 3 Appaloosa Grove, Clyde North. Iam not sure if the council has changed their minds or the name change has not yet been effected. Anyways now that we have decided to build we might as well accept the fact that its not going to be clyde north. A suburb is good or bad based on its residents & if all of us can live as a great community together then it doesnt matter if its clyde or cranbourne. It is great to see soo much co-operation amongst the prospective residents already through the thread & i hope this will extend once everyone of us starts living there. Hence iam convinced that no matter i live in Cranbourne or Clyde as long as Iam living in a great community, that's what matters. Thanks Rajiv best of luck Just to clear some things up. Post code is definitely 3978 and Australia post is delivering mail to Selandra rise. As far as the rezoning that is still on the cards from Casey but they are yet to release what the new suburb name will change to. It will definitely not by Clyde North and i suspect a new postcode to follow. So far iv noticed around 4-5 people have moved in... Last night i attended a council meeting, from it learned the following: The rezoning occurred because of a petition from Clyde north residents. Apparently some people’s back yards are different suburbs. It seems the council tried to rectify this by sending the survey out about suburb names. After this they got a bit of backlash and also consulted the original petitioners. It seems they didn’t want a new name or anything at all, all they wanted was a clear definition i.e major road. Due to this, a motion was passed on Tuesday. This motion passed that a new survey will be created rather than asking for suburb names, it will ask where you want the suburb boundry. You just need to ensure in your survey you select the boundary pass selandra to ensure we stay at clyde north. From all that I have heard I think this is what everyone wants. It dependent on the results the are will get shorted or extended to the next main road. I’m not sure when the survey will come out but keep your eyes peeled. We settled in 15 Dec last year. I'm just wondering if you've heard about the Cert of Acceptance of Works & PIC numbers for stage 11 being release soon? We're having this site issues with Stockland, been pestering them with emails and calls, should have been completed by 25 January as per their letter's advise but almost a month now and no outcome yet...I'm not sure how it works and who's to blame for the delay. Really disappointing! as we should have completed frame stage now since site start was on the 13th Jan but building was stopped indefinitely until this gets sorted. I'm just wondering if you're having the same issues and if you've started building now. The last time we visited, were the only one along our street with a fence around the same old block of mud. We purchased the land in jan 11 so am a bit over waiting but it's good to see it finally coming together. It's going up very quick mind you. Has anyone had difficulties with banks in relation to house and land valuations pre-build? Our bank has undervalued our house significantly due to the valuations being done on smaller homes in Cranbourne East. If you have had this issue also what did you do? Thanks so much... I can't believe it's gone so quick!! Well our bank is ANZ and they have been fantastic. Our broker there has been jumping through hoops. The valuers just undervalued and the bank are trying to protect both us and them. We asked the builder to come to the party to supply some comparable sales prices and they sent us a joke of a valuation which made matters worse. They sent houses that were 90K less and 70K less - smaller homes on smaller blocks. Stupid move on their part because it looks to the bank like they are selling us a house even they think is too expensive. Frustrating times.....
