Our's is the first block on the street. The last time I went there, saw a pile of mud on my block huge as a mountain. Havent been back for a few weeks. will check it out this weekend. They have valued the house and land package at a lesser price then what we are paying. They say its due to falling house prices and the valuer has also compared it to all estates in cranbourne east and says this is a very average estate. Is anybody else facing similar problems? Please reply. HSP... Dont let that get you down.. we had the same probelm when we built years ago justs down the road in Eve (Seems to be a common problem in many new estates as the sales history isnt there). Just ended going to another bank. You can have a quick look an my blog to see what happened to us. We are building on block 701: selandra north boulevard. We are not aware oh the site cost as we had signed up on fixed house price. However, our final plans have shown that the site is a p site which I think means problem site and they will have to use h class slab and additional steel reinforcement. Crtx.... Thanks for Ur msg. We have been advised by stockland that this is going to be an NBN estate form the start. I think there telling porkys... does any know if this is true? A little frustrating at the moment as it looks like early November will be the earliest time for our Land to settle. Claire that package is the same as what we have included in our package, I think it's a phone point, NBN ready broadband connection and a HD antenna port (it's all underground Antenna in Selandra Rise). I have breezed over a few posts in relation to slabs, if you haven't finalized plans with your builder already make sure you fix site costs including your slab. Almost every slab laid in the estate will be H Class, which means the foundations on the sides go much deeper (to allow for movement when there are high clay densities in the soil) and upgrading to a H class is sometimes quite costly! Yes we are pretty happy with it all Bricks should be completed next week and it's at lock up stage only took them 5 weeks. we should be in by End of October if all goes well I already had a window stolen!!!!!!!!!!!! builder said quicker its at lock up less likely for stuff to grow legs. A lot of houses under construction. Seems like its going to be a great community to live in. As for NBN , I got told that barring stages 1,2 & 3 all other stages will have optic fibre cabling and stockland is working with Telstra & a couple of other providers to provide telecom & internet services. Hence, people in Selandra will not face issue with connecting to the phone & internet like some of the other estates in the area. Our titles should release in september & hoping to be in the new house this time next year. If we go over a certain date they bill us 0.5% of the total contract price.. dam rain Hey Trewman Iam building with a private builder & hence prices have not changed even though the titles have been pushed. however, I have heard from others that most main stream builders increase prices if the dates are pushed more than 6months. Some even do it at 3months. I guess it comes down to negotiating with the sales rep.
