From this forum I learnt that I need to read contract with extra care before sign it. So anyone can give me the check list or advice what things i need to check carefully? Thanks Yakks Re: Check list before sign the Contract 2Jun 02, 2010 9:06 pm where to begin 1. put in lots of power points particularly on single walls as cant do later 2. think about the layout is it practical? sellable down the track? 3. conduit - need i say more 4. positioning of lights if you might be changing them later 5. outdoor lighting and powerpoints? 6. ?gas outlet for your BBQ 7. letterbox or include your own? 8. ceilings. do you want features ie. raised and sunken sections? 9. fans/ air con think about where your vents will be? is this functional to the house? 10. kitchen layout - is there lots of storage cos you can never have enough! 11. tap? for if you have a fridge that has the water outlet thingo 12. outdoor powerpoints - for water features, outdoor speakers, etc 13. front door - do you want 1,2 or a wide single door? 14. do the bedrooms have enough storage room if not pull out the robes towards the door if that is how you plan is as this is usually wasted space anyway 15. height of power points- is this suitable or where you want (my builder got them wrong everytime) 16 are you getting an alarm if so you need a phone and power point (pref in main bed wardrobe up near ceiling 17. are the changes the correct size ie. pot draws 600 or 900 18. have you included 90mm pvc pipe under driveway for front retic 19. where are you (if you have instant gas) 2 panels situated? 20 where are the light switches? is this functional? if putting extra lights later get extra switches installed i.e 3switch instead of 2 21. do you have a microwave spot? i hope that helps. im sure theres heaps more. just dont trust that the builder has done what youve asked cos they most likely forgot to add everything. so have a list for your own records When times get tough build a house...Our second build Re: Check list before sign the Contract 4Jun 02, 2010 9:52 pm we will be soon signing on the dotted line with our builder too so will be interesting to see what others have to say..some really nice points by sharky... to make your home future proof - dont forget the ethernet cabling, if too expensive from builder then atleast get the conduit rolled out with pull strings so that you can get the cabling done later from a registered cabler... cheers Ameya 26/2 - Sales 23/3 - Colours 31/3 - Tender 14/4 - Contract 7/5 - Taps 12/6 - Site start 15/6 - Slab 27/6 - Frame 1/8 - Lockup/Fixing 29/9 - PCI 25/10 - Handover Re: Check list before sign the Contract 5Jun 02, 2010 11:08 pm What floor coverings are you planning exactly? Eg. must adjust heights for full timber floors. Which side are your widnows / doors opening to (if sliding). Which side of house is the power and phone lead. High ceilings? Is your wall/roof insulation sufficient? Power costs are going up and up ... Wall wrap and roof sarking? If you are fussy, define your height of door handles, light switches, power points (and those off benchtop), kitchen benchtop, where are the A/C control pads, what height shower head, bath spout, gas points etc. Before you sign off anything, make sure you check the final drawings in detail as they can misteriously change at no notice My signature is distracting people from my wise posts ... Any one have more info about some more technical things in contracts like starting & completion date, late completion charges, Insurance, Council permits etc. thanks again, Yakks Re: Check list before sign the Contract 7Jun 04, 2010 4:59 pm Builder told me that he will proceed for soil test after signing the contract and about 2K signing amount. So how can I protect my self , if the cost will very very high after soil test, Should I need to add some condition for that. 1 2962 Been in a similar position and we decided to let the builder go.
