I am very happy with everything, after what seemed such a long wait to get started. There is insulation to exterior walls, and ceilings. But not on the interior walls. Three rooms will have the sound insulation plaster board. That 12 month expired prior to our land registering. We then had to pay an extra $1,000 for each month that we went over. We went over by 5 months but my husband talked them down to $4,000. It is still less than the increase on the house price since we locked it in so is still better for us. This has all just happened in the last few weeks so I assume this is their current policy on the matter. Edited to add: We have not had to pay any of this upfront, it has just been added onto the contract price. Our tender will expire prior to our land being registered as well. Our CLO couldn't give us a straight answer when we asked. It wasn't until we were actually put on the construction list that she said "we'll charge you $1k for every month that you went over".
