Just wanting to see how other people have gone with defects and major issues that have come up. We have noticed this week our main bathroom tiles have cracked on the wall. The whole length of the bathroom on baton walls at the height of 1330mm high. I have also had tis crack in our ensuite but that is only villa board painted. And that is why I know it is actually where the joins in the sheets are behind the tiles. MDJ has told me I now have to go thru home owners warrenty as it’s just over 2 year and it’s minor works and they look at this. I would say it’s something structural as it’s the whole bathroom and to be at that point where sheets join something is wrong. Did you end up finding out the cause? How was it resolved? Our builder is blaming the tiles for being faulty rather than a structural issue which is hard to believe so interested in hearing if it ended up being due to join's in the sheets and your outcome if you have time to share. Going through the correct channels is no help it is obviously not set up to assist the owners. However there is currently an enquiry into quality of buildings and disputes in progress. Is this normal? I thought it should be built right after cut and fil and before slab. If you need before the builder will inform you. Majority retaining walls are built after. The nearby lots can affect after being cut & filled during the built. Always good to built after as situations change by the end of a built. I will see what the landscaper and engineers opinion is for the timing of wall. If it is okay to do after handover or before slab but after cut and fil. As MJH have control of the site it will be up to them to decide when the retaining wall is built. If it's required before a slab can be poured you will have to do it now. But if you are doing it yourself it has to be entirely Within your boundary. If you have enough room behind the wall the fence can go on the boundary, but this depends on the fall and if suitable to building the fence. We are doing the same. We have an egline between the boundary & our retaining wall but we can still put a fence on the boundary following the slope. Totally on the situation. Your build sounds like it's going ahead very quickly, and its looking great! We'd love if ours was completed in 4 months! We have a contract date in October for completion, but hoping it will be a bit sooner than that. All the best with it!
