Re: McDonald Jones Homes - The new thread 13122Feb 29, 2016 8:29 pm Colester78 Question for those whose build has finished - did the tops and bottoms of your internal doors get painted? We have noticed that ours are not painted, however in our last house (which was an AV Jennings) they were painted and we feel they should be as the door is not properly sealed if they are left raw. We are 2 to 3 weeks from completion now and just getting together a list of things we are noticing that will need to be rectified. We only live around the corner form our build so visit very regularly lol. Hi They should be. When you get the Hume doors there is a sticker on the side saying warranty voided if not sealed top and bottom . When you get the Hume doors there is a sticker on the side saying warranty voided if not sealed top and bottom . Well hubby asked our SS the other day and he said they only paint the tops and bottoms of doors that are in wet areas as they feel they are the only doors at risk of getting damage if not painted. Though when we checked our doors even those doors haven't been painted so that's BS!!! We are only weeks away from moving in now. Already have a list of things that need seeing to and no doubt the list will get bigger when we do PCI. There is nothing major, most are very minor in fact, but a few things that we feel they absolutely need to fix, like a big scratch that someone has put in the study desk, they'll need to replace the desk because they can't get the scratch out. They also cracked the front door when putting the lock/handle on, the painter has since painted over it but the crack is massive and goes down the side of the door and around to the handle on the back. We have bamboo flooring in our living areas and yesterday I noticed that they have laid a metal strip where the bamboo meets the window frames in the lounge room. Man it is ugly. I wish I had asked about this when we chose the bamboo. I have attached a photo of a display home with the metal strip around the island bench. I hope this helps. I thought it looked okay. My issue is that it has been put on the two living room windows where the window frame meets the bamboo floor, and I hate how it looks there. But oh well, hubby thinks I'll have forgotten all about it soon enough lol Re: McDonald Jones Homes - The new thread 13129Mar 02, 2016 9:49 am Colester78 CathyLeigh Hi Colester78 Do you have photos of the metal strip on the bamboo floors as we are getting floors laid by MJH and would be interested to see what it is/looks like before we get ours laid. Re: McDonald Jones Homes - The new thread 13131Mar 03, 2016 5:10 pm Hmmm im doing floors with MJH, porcelain tiles in the living areas and laminate for the rooms, Does anyone know if they put anything where the the tiles meet the laminate? Has anyone done the same type of flooring with MJH? Thanks in advance. Hi EM1 I would assume it would be a metal strip between the 2 floor types similar to the edge on bathrooms unless they have an edge in the laminate that they use. Might be worth a check with your Interior Design Consultant or CLO. Re: McDonald Jones Homes - The new thread 13133Mar 04, 2016 3:44 pm We have metal strips where the carpet meets the bamboo. In our current house, which is an Eden Brae, there is no strip where the carpet meets the tiles. Re: McDonald Jones Homes - The new thread 13135Mar 06, 2016 8:50 am Hi, waterline was Set at about 1m from fences (that was the minimum) not sure if that is just council rules but we weren't allowed to go closer . From the house was meant to be 1.5 m (Mac jones requirements) but it's actually 1.2 m which is plenty of room to get around. We have a very small backyard about 5.5m from back of house to back fence so we just used all the space we could. The size is fine it's maybe 2.7m x 6.5m I think in total. We had no easements to deal with. I have a friend who is just starting to build a pool with a sewer to be encased but hAvent actually starting any building so can't tell you how that went. Digging and doing the shell for ours was easy. Took a couple of days. It was done before the house was built. Just couldn't get the pool guys to come back and finish . So just don't go near better pools and spas ! MDJ advised that CDC application will take 4 to 8 weeks when it was lodged. does that really take that long or they just advise long just to avoid from client inquires? I don't specifically know about that council sorry but i thought the cdc process was intended to be faster than DA? Our DA was about 7 weeks i think but CDC here was under 2 weeks. They may be covering their butt by saying 4-8 weeks but every council is different with their timing too. Hi. We finished building about 5 months ago but ours was cdc thru Liverpool council. Took one week . So don't worry it's all very quick. Pool took 1 or 2 days to approve also so all very very quick. It is always so inspiring seeing everyone's journey to completion! Just a quick question for everyone- We have a long tender 565 days that we have paid for, however we have now been notified that our land settlement is going to be pushed back (AGAIN!!!!) and we will go over our tender. Has this happened to anyone else? What did you do? We are so worried. We just feel like it is never going to happen!! In the meantime we have started a webpage to document our journey- or lack thereof! Just to keep us going! Feel free to have a look and tell us what you think. http://ourbeachesbuild.weebly.com Thanks for your help Re: McDonald Jones Homes - The new thread 13138Mar 06, 2016 10:35 pm Beaches Dreamer Hello everyone, Long time stalker here, first time posting though. This is one risk of signing a contract to build (assuming you have signed the dotted line), when land is still a long way from rego. In our case, we bought land Aug2014 with vendor advising rego to take place late 2015. Did a lot of research and countless visits to display homes and eventually chose MDJH from a couple of builders. Our tender for 12mos commenced Mar2015 and is about to expire. Got a few weeks extension for free so no extra payment required to keep our tender. On the other hand, having a tender amount locked in and paying extra to keep the price means you are avoiding the hike in build prices. Base price for our 23sq house went up by $20K from time we signed the tender and last time I checked, 3 months ago. Might have gone up again since then. Each case is different so best still to ask the developer/vendor and also MDJH. If you go over the 6 months a full price review of your tender will be done. Thats what ive been told by my CLO. Ive been lucky, i signed my 1 year tender in July 2015, got an email last month and ive been advised registration will be June 2016. Fingers crossed, i might only have to pay $1000 at most for going over the tender period. Hope this helps. Im in the same boat and i know few other people who are. I had negotiated a 12 month tender with mjh which was not enough, now we have paid for a further 6 months extension (1K per month). Cant do much really, it is very frustrating. Anyway we are building the edenvale too (edenvale 33). Hi AKG, We had a base tender of $592 for 31 squares from MC Donald Jones. It looks relatively cheaper than other builders.
