Soil type came as 'A' and slab classification is 'M'. And also been provided with the variation as Note Only which says "Our site investigation indicates rock is evident approximately 200mm below natural ground level. We are just about to have our slab done and hit rock when cutting, we had M class and the rock removal cost us $2200 then the plumbing and the piers hit rock as well as piers going over by 2.2 lm (not to bad really considering we only had 20lm included). so another additional $1200 on top of the $2200. I guess every block is different though so is one of those unknowns until they know!!! We did also have the same variation quote however our rock was detected at 300mm. Good luck with it and do hope that if there is any rock it is minimal for you. Gee if only you guys were in the Mid north coast area, Id have just the place you can dump it...lol! We are looking for a heap of clean fill to use on our block for landscaping, so if you know anyone that needs any getting rid of in the Port Mac/Taree areas let me know! Its a little overwhelming. How much did everyone spend on colours and what did you guys upgrade? Gosh, that it not an easy question to reply to. We spent about $ 60,000 at colours, and then another 10k for electrical. I think that the key is to do your homework before you get to the next appointment. We used a spread sheet, and started listing every thing that we wanted, and then cut it back to what we could afford. We took the laptop with us to the colours appointment, so we could keep on budget. We found that MJH did not push us to spend more at the colours meeting. We upgraded things like Bench tops in kitchen to 40mm. But did not go for the waterfall end Upgraded all door hardware..inside and out Upgraded all taps Semi frameless shower Double shower head for en suite Spa in main bathroom..that was my treat..and for me well worth it Did bamboo floors with MJH. For entire house..we don't like carpet Got them to do tiles for alfresco and entry way. For us, we were moving to an new area, so we did not know who to use for floor coverings. If you already know a good company, and a good tiler, you can save a fair bit. House has 2.7 ceilings, so we upgraded all doors to 2.4 One thing that I wish we had asked about was to get the floor tiles to line up with the wall tiles. I know it costs more, but we did not ask about it. We did get all wall tiles for bathrooms to go to 1.2 height. Close to wall toilets. I never liked getting on my knees and cleaning the small space on the floor, behind the toilet. Hope that gives you some ideas...good luck. For us it was a lot of fun, and we are very happy with how the house has come out, and the workmanship. Any things that we had to have them come back for were very small items, which I really could have fixed myself if I had to. The great thing about MJH is that you'll get the colour folder which allow you to plan and budget for your colour appointment in advance. The base price of our house was roughly 192-198k, we added around 90-100k worth of upgrade which includes higher ceiling and etc. The the actual colour appointment day we spent another 12k and and 15k at electrical. I think our blog covers most of our colour and electrical selection/upgrade. We are doing bamboo flooring after handover. We have a lot of things we included into our DV so hopefully should keep the cost down at colours. Has anyone done any of there own work during the build? I'm a Sparky and wanted to do all my own work but I was only going to get 3K back so not really worth my time in there end so the plan is to get the basics and do the rest myself. I spoke with our consultant about getting onsite and he said they normally say no put that a case a beer to the builder onsite goes a long way. Just wondering if anyone has done this? Overall, we are at about $100K over the base price. But you could easily spend less and definitely spend more, depending on personal taste and budget. I am looking for photos to see how you have decorated it and what you think of it. I had my heart set on the Havana One but couldn't secure a block with 15m wide frontage. My main concern is the entry hallway being significantly narrower than the Havana one i.e. 1950mm Havana One vs 1410mm for the Renwick. I would like to fit a foyer entry table along the wall just past the door and was wondering if with a width of 1410 it would still be ok to do so. if anybody could advise it would be great.
