Cheers Re: McDonald Jones Homes - The new thread 5802Feb 21, 2014 5:28 pm Nat84 Great news for us - the certifier has issued our CDC! Very pleased, hopefully not long til construction list On another note, I had a call from the Operations Manager at MJH today (who told me the good news about our CDC) but he also mentioned that they saw my post on here the other day about how frustrated I was about the length of time this process has taken for us. He was fantastic and I really appreciated him acknowledging it, he even said he would look into why it took so long. My overall experience with them has been fantastic aside from this hiccup, but having that conversation definitely boosted my confidence in them and I hope that my experience continues to be a positive one and that things really start moving along now Great news Nat84! Finally the exciting part will begin Its good that your troubles were acknowledged, I found that things improved a lot after paperwork stage. BradK your progress has been fantastic so far, the build is flying! Can't wait to see brick photos! Fab job with the electrical Jasper, we went over a little more than that because we forgot the TV antenna. We are in the process of getting concreting quotes for our driveway and path. What has everyone else chosen material wise - aggregate or coloured concrete? Our first quote for a 10m aggregate driveway, path and an extra plain concrete slab at the back was $8300 which seems a little steep Re: McDonald Jones Homes - The new thread 5803Feb 21, 2014 10:50 pm Not long to go now I think, I've had no indication on a date but from what I can see they only have door handles, alarm and a few odds and ends to finish off. I was told the cleaners were in today so that has to be a good sign right??? Re: McDonald Jones Homes - The new thread 5804Feb 22, 2014 11:14 am Those of you that have had handover. How long does it usually take to get handover from your PCI. My contract date is fast approaching and I need to start organising things like handing in my notice on my rental property, tilers, landscapers etc... I'm hoping to find out when PCI will be early next week, timelines are really annoying. Re: McDonald Jones Homes - The new thread 5805Feb 22, 2014 3:04 pm Hi all, Well we have handed over the $5k Deposit to MJH. Let the Journey Begin. One Question I wanted to ask is if anyone has had experience with CBA Bank and how tough their Valuation process is. Especially those that have bought in Bingara Gorge. Keen to see if CBA are fairly fair in this area, and what advise people could offer when it nears Valuation time. I don't have any experience with CBA but I do have experience of valuations coming in under, I've blogged about it and gave details of the miracle worker that got me through to the next stage, you can read it here http://bricksmortardreams.blogspot.com. ... teful.html Re: McDonald Jones Homes - The new thread 5807Feb 22, 2014 4:42 pm J and A Hi all, Well we have handed over the $5k Deposit to MJH. Did their deposit go up from 3k to 5k? or is this just a bingara gorge thing? Re: McDonald Jones Homes - The new thread 5808Feb 22, 2014 5:08 pm Thanks for the welcome cjamum, and also the link. We haven't reachd the valuation part, but having some contacts to assist if need be is great. Did their deposit go up from 3k to 5k? or is this just a bingara gorge thing? Hi MadamImAdam, I am not sure if the deposit is higher for Bingara gorge, or it's MJH's new standard price for deposit. With Bingara we placed a $1k holding deposit for Land, then proceeded to pay MJH $5k at their request to continue. We get the $1k back from Bingara, and the $5k comes off the purchase price. Maybe each Development site has different payment terms, however looking at MJH Quotes and Website, this seems to be a standard Deposit by the looks, so it's possible it has gone up. Sent you a PM cjamum, let me know if you can assist. Yes, you can pay for pre wiring for fans and lights. We did it for our outdoor fan because there just wasn't much choice! Re: McDonald Jones Homes - The new thread 5814Feb 22, 2014 10:19 pm cudaguy77 I am curious to those of you who did your electrial selection with McDonald jones...can you have them just leave the wiring for lets say a fan exposed/in a box so you can do it yourself? to pay them 400 to do a fan i am thinking no...thoughts? Yep cudaguy77, we paid for pre-wiring for all of our bedroom and bathroom fans. The range wasn't diverse enough and the price was a bit outrageous. They will prewire, finish with a baton and tuck the fan wires under the fitting. They will also put in a noggin to carry the weight of the fan which will save you trouble later. Sorry cjamum, we have a great shutter supplier but he will only go as far south as Newcastle Congrats on paying your deposit J and A. We started with CBA and they were awful to deal with, we had such a hard time despite having permanent full time jobs and no kids. We changed to a credit union and not only got better interest rates but also find that everything is processed very quickly and you deal directly with a bank manager. Valuations were tricky, we had two completed and still came in under what was needed. We later discovered our land value was the real issue because of coastal erosion issues in the local area. All you can really do is try not to over capitalize with upgrades and don't be afraid to ask for another valuation if you aren't happy with the first one. So do NBN run from street to garage or MJH? Also the phone won't be in the garage (we want to add a point into the study even though we don't have a 'home phone') is this what is on the lists as an extra phone point? Yes, you can pay to have it run further into the house.. that's what the wiring for cat5e/6 and the phone point is. Most people will ask for a phone point, or two, and not think much about their internet as they assume they will just use wireless. The problem is, if the wireless modem is located in the garage(which is where service providers will install it, if the NBN equipment is there), then the wireless signal to the rest of the house may not be what you expected(depending on the size of the house and framing/walls etc). The simplest solution would be to have a cat5e/6 cable run from wherever the NBN equipment is going(see elec plan) and into a central part of the house for the modem. The complex solution is to pay for the communications hub package and discuss with those guys. Essentially, think about where you want your wireless modem to go...because without having the wiring pre-installed, it will end up in the garage if that is where the NBN equipment is(if it is not in the garage, all the better, but this seems to be where most will put it). I didn't understand this part of the electrical at all. So now everything terminates in the garage.. I thought that by putting data points where i wanted a wired NBN connection that I could do that? I think the NBN box terminates in the garage means that if you want hard wired any further into the house you have to pay for more points into the places you want them. I believe that means you can them plug them into your computer for hard connection or router for wifi. (someone, again, correct me if wrong). How much of the base price is included site cost? Anything? What are people paying for site costs (and what does that include?) anyone with a Havana 3 want to tell me there site cost $$? My sister in law said add $30k on top of base price for site costs...? Getting data points added to rooms in the house I want to access the computer with for the internet. Having the data points/internet/nbn or what ever just to the garage, means I can only use Wireless internet, otherwise i have to run a very long blue cable down the floor to the room i want the internet in. (doesn't look nice) the best option is to extend your Hardwired internet from the garage to areas of the house via Data-points- basically running cat5 or 6 Cable in the roof, to a physical location in the Bedrrom, media room, lounge room. This basically enables me to have hardwired Internet to any room I want, and also doesn't limit me to using Wireless only, it gives me maximum internet speed anywhere in the house that has a Data - point. But you have to pay to get this done. I hope this helps. I think thats right. We weren't going to have the hard wired stuff and just live with wifi but knowing how fast our internet can be with a few data points we are definitely having the cables run through the house (to media and study). We thought it would cost an arm and a leg but its not that expensive at all. Hi AKG, We had a base tender of $592 for 31 squares from MC Donald Jones. It looks relatively cheaper than other builders.
