I would of like to see how long the process would take If I was not constantly bothering them. Any way to the question, on the prelim plans, the soil has returned as "M" class, I can't for the life of me remember the different classifications, is anyone able to shed some light? The new home designs from the display home builders seems to have improved a lot since we looked 3 yrs ago. We only want single level so looking at Rawson,Eden Brae,McDonald Jones,Metricon.. they all seem to have very nice plans and inclusions. I do have a preference to steel frames having lived in 2 steel framed homes.. all the walls are dead straight and no termite worries .... the area where I live now is riddled with the things.... so I am hoping these guys offer them Taki....... you seem quite frustrated although its not clear why... rather than let it get you down why don't you ring the manager of the builder you are dealing with and ask for a meeting I am sure he/she will meet with you and allay any fears or distrust you might have. You mentioned the piers I am sure with a supervisor present you would be able to get access to witness the piering.. they didn't have site fencing when we last built so it wasn't a problem...the OH&S issues for businesses in NSW today are horrendous. From memory we were given a copy of the piering plan showing all the individual depths of each pier...it was signed by the engineer and i understand is held on record by the council... I couldn't imagine a reputable builder wanting to dud you over a few piers. Muscovy... I would be concerned if my site were classified less than another builders classification... under designing of slabs to achieve or offer a cheaper price is fraught with danger... Where I live is sand so we had a S slab (stable) but generally Western Sydney has quite reactive clays and mostly high M or H... my son has built in the Ponds and he was high M/H... on a rainy week you can almost see the clay swell up in front of you.
