I've had a contract signed since Feb last year. The land has had registration delayed since signing the contract and is supposedly getting registered at the end of September this year. The issue I have is that I cannot get a straight answer on how much extra the house will cost me. When I see my lending authority do I say that I've signed a contract that basically gives them a blank cheque? To what extent are they able to charge extra before I am able to exit the contract? I understand that it is my own stupid fault and I am fully aware that I have been caught with my pants down and if I ever sign a building contract again I shall seek legal assistance. But I was curious to see if anyone else has been in my situation and what was the outcome? Thanks in advance Hi Brentos, I may be coming up to a similar situation. We signed contracts Feb this year, and have up until Feb 2016 to be on the construction list. A lot of people have previously commented saying there is a $1,000 a month extension fee for every month you go over your contract date. I have been advised that due to us locking our price in for a 12 month period the extension cost is $6,000 for 6 months (if we go over by a week or 2 we will still have to pay the full $6,000 fee apparently). Seems like you are already over the 12 month period though, they haven't charged you anything up to date? At the point of negotiating the sale we were told that it would be $1000 per month over, but at the time of signing contracts I was told that you will be charged the difference in the base price of the home. My base price of the house is $212390, I visited a display home last week and picked up a new price list current of 26 June and it has increased to $225640. So the difference of $13250 will be charged to the last payment I make to them (they add any extras to the last payment). I wish it was $1000 a month... Lets hope there is not too many price increases. Finally some interior so that's a big milestone. We are just on four months into the build now. MJH are no more expensive than other builders however there are electricians that will work out cheaper. We are using MJH to do the baton light in each room but located as if part of where the other lights will be added. The other lights will be done after handover. Our home theatre wiring will also be done post handover. Thanks Saintly. This might sound like a dumb question but does MJH do the pre wiring if you use your own sparky ? If so does that mean you need to measure/mark out where the lights will be before electrical appointment or is that something sparky will do after handover? Falcon, MJH will configure the light fitting in each room so that you can add additional downlights after handover. Just tell them what you intend doing. They will offset the 1 light fitting. Your sparky can simply extend the wiring to connect additional downlights. They allow 1 bayonet fitting per room as well as 1 powerpoint. Some rooms get 2 powerpoints. Best to set the powerpoint so that you can easily piggyback off it. I was going for a home theatre setup as well as home automation and security cameras. The figure quoted to me by MJH was over $15,000 more than what I can get it done after handover. Even then it would have been a compromise. I have therefore decided to get it all done afterwards, when I will get exactly what I want, to the finish I want, and save over $10,000. We are putting in all Down lights (and lots of other electrical stuff ) after handover .....Our house had the electricals put into the frame a week ago and I did the walk through .... S s showed me how the sparky placed wiring for the baton light and where there is no room for the expected further down lights due to steel frame being in the way, the frame has been cut away to allow for the down lights we will have put in later on. I should have taken a photo but house has just been gyprocked .... So the sparkies seem to have an idea what your plans are in putting down lights later on and allow for it and make it easy as they can . Have colours in a few weeks. We actually are in Brisbane atm from Sydney & saw the oasis. It's slightly different than the Miami that we saw in Newcastle area.. & the one on display here in Brisbane is bigger than the 15.... Good news for us, They have Miami 15 opening at Jordan springs on 22 August.. (5 minutes from our house..) There is also the Miami 16 opening same time at home world South.. So we get a quick look at them before our colours... Just to let everyone know the Miami 15 is open at Homeworld South. Must have just happened, but we went down on the weekend to have a look. No fencing out the front, some squeaky doors and drawers that won't shut, sand around some of the outside of the house, so not all perfectly finished yet, but able to walk through just fine. Got a few electrical qoutes now. One qoute isnt far from the mjh cost will be, the other is a lot cheaper as they have qouted me on an hourly rate. Abit concerned with the cheaper qoute as i am not electrical savy i am worried that you get what you pay for. I have a few decisions to make. Much time is consumed in getting wiring though cavities. It is much faster to have 2 persons, one at each end of the run. If the sparky has only to do the connections and electrical work, it will be considerably less time. Also, don't get to talking to these guys, as they will rather stop work and have a chat and charge you for that wasted time. Let the whole suburb know we had arrived by setting the alarm off before a few frantic phone call to our CLO and got it sorted! Here's a tip for those with the Bosch touch screen- don't try and guess the master code- it ends up very loud . Our house is beautiful ! Fridge got delivered today with the rest of the furniture and new beds coming tomorrow! Big weekend if moving here we come! Thanks to all who had watched out build and commented and supported us either way!
