Browse Forums Building A New House 1 Jun 01, 2010 11:57 am My site supervisor has said they arent going to put in our water heater until after handover (which we are hoping will be this Friday), closer to our move in date (approx 3 weeks time), as there have apparently been thefts of water heaters... Does this sound right? Also there is still fill to be removed front the front of our site & he is saying they might have to come back to do it as it needs to "dry out", should I be holding off handover until this is done?? I have people booked in for next week (we had been told house would be ready for handover yesterday), and am thinking about moving it a couple days but really dont want to as it is going tobe tight enough as it is trying to get it done (floor boards & carpet). There is not a judge on this planet that would say in a court of law that here in Oz that no running hot water is deemed fit for human dwelling. ( especiallty for children ) They have insurance for things that go missing or can hire thier own security , I would not be handing over the final payment unless finished to my satsifaction. I just called the site supervisor & said I would prefer it go in before handover, and that if anything should happen then that is what insurance is for. Tried to fob me off but they have now agreed for it to go in. Grrr, can not wait until it is all over!! Installation was organised pretty quickly, just a day post handover. I could have got it installed pre-handover but I'll have to sign an undertaking that I will not hold my builder liable if it was stolen prior to moving in. My friend who bought a house off the plan had to claim on insurance because the water heater was stolen before they moved in. It can take a month for insurance claims paperwork to go through. Btw, I am in Victoria so it might be different for other states. Re: water heater after handover? 7Jun 01, 2010 5:28 pm Should go in with all your other appliances the day before handover. This is pretty standard in the building industry. Would not accept after handover. I have heard of people waiting a couple of weeks because they accepted for it to be fitted afterwards. Re: water heater after handover? 8Jun 01, 2010 8:57 pm Most of the major builders install appliances after handover, within a few days. It's not a big deal. HWS, cooktop/oven, dishwasher, heating system, rainwater tank.... that's a lot of stuff to tempt thieves. Most people have things to organise before they can move in anyway (driveway, carpet, tiling perhaps) so lack of appliances for a few days or a week isn't a problem. We actually delayed our installation so we could get our floorboards down before the dishwasher and stove went in. Otherwise, we would have had to move them, then reinstall them after the flooring guys were finished. Re: water heater after handover? 9Jun 02, 2010 11:57 am Guys, unless you are dealing with a shifty builder but it is very true about the hot water booster being stolen in new estates. I was about to be a victim (like my neighbour) as well a couple of weeks ago but l managed to wake up at 3am when i heard the noises and scare them off. To go a step further like myself I would suggest you use some temper proof or halen key heads instead so that you make it even harder for those ppl. Having said that, I believe it is for your own well being that it is better if it is done when the house is occupied as an advice on my behalf. Re: water heater after handover? 10Jun 02, 2010 5:42 pm I talked to a neighbour where we are building in Brimbank Gardens and he mentioned that 3 water units were stolen in one night. The neighbour found out when a police officer with sniffer dogs knocked on his door at 3.30am. I talked to a bloke who used to build and he said that it is relatively easy to steal a unit. All you need is a bolt cutter to cut the pipes, 2 blokes and a ute. I am planning to weld a metal bar around the unit and fix it to plates that have been attached to the wall the unit is delivered. Yeah I know they tried to steal 3 but I think they only managed to get one off. I stopped them half way through mine and rang the cops.
