Can go slightly better than that, roof must be constructed of a non reflective material and MUST be a shade of grey. Also not allowed to park any vehicle over 2.5tonne GVM (iirc) and not allowed to have trailers or caravans visible from the street. (not just parked in the back yard, but not allowed to be seen). We have one the same, but you can't have a caravan at all, permanently on your block (not that we have one, we aren't the Leyland brothers). In our estate we were restricted on brick & colour choices & fencing but were luckier than people in the 1st stage, they had to have full render/bagging.They relaxed this rule when the blocks in the next stage weren't selling! We had a book full of guidelines, I have just scatched the surface, but in saying that when you drive around the estate you don't see two houses exactly the same which in a way is what attracted us here in the first place. Not allowed to undertake repairs to a vehicle "on the driveway on or leading to an owner or occupiers lot" Gazebos, garden sheds, pools etc not visible from the road. And my personal favourite - Must have gardens in the front yard - must be turfed and landscaped - at a minimum each front yard is to contain at least 3 trees (minimum pot size 1m) with the ability to reach 3 metres, 6 low level pot plants (minimum pot size 400mm). I can kill a cactus so this should be interesting. Yet the only mention of fencing is that it has to have either colourbond or lapped and capped timber fencing - no reference to colour or height and to be honest, that is something that I would have liked a guideline on... There is another estate here that has a covenant on things like driveways (all driveways on the main road in to the estate have to be the same), and they have to have matching solar powered letter boxes (the logo for the estate glows at night)... My estate does not allow front fences and nature strips must be lawn however about one if five houses ignore these rules. So they are meaningless as they are not enforced. Some of them IMO make sense. For instance in my street every house has a double garage but almost no one parks both cars in the garage as people store their crap in them. So you have a street full of parked cars where two cars can't fit up it. After a while it becomes a nuisance. "Driveways must be semi-permeable. Areas of concrete paving are acceptable if separated by permeable surfaces such as grass, gavel or stabilised pavers. Driveway should also include a minimum of 2 finished surfaces" I thought the concept of a driveway was something solid to drive your car over.... not something that you have to weaken with gaps to let water through!
