Although we went to see the bank 5 weeks ago now we still haven't had our mortgage papers!!! In fact we'd had nothing in writing from them at all so i contacted them to ask for a letter confirming we'd been approved for the mortgage - which i did get v. quickly and sent that through - but we've heard nothing from our buider since!! We are paying a visit to the site tomorrow to see if there has been any action....and we are still waiting for our mortgage papers (its coming upto 6 weeks now - Really??????? Oh well should be sorted now.... I'm taking the opportunity of uploading our site photos before the start. I'll pload progress photos as we go. But even so the delays we keep getting are enough to test the patience of a saint (or even my hubby). 3 weeks ago they cleared the site and absolutely nothing has happened since. So my dear OH rang them up to find out what was going on - after numerous calls we were finally told that as next door had started building and had built up the land on their side (you might just be able to see it on the photo) this caused a problem for us. No-one can explain why though? We always knew our plot was in a dip in the undulating landscape which is why we are allowed to build a 2 storey house and our neighbous can only build single storey except for their back left corner where the land sloped away - they had the option to build a split level home at that point but choose to build up the land and build as a single level. So why does that affect us?? No-one has yet explained it to us from the builder - apparently they are preparaing the options (which will no doubt cost us) to solve it ..... solve what? They have suggested that we need to raise our build by 1.5m....the only problem being that we have a height restriction of 8m above natural ground level. A point that they were well aware I might add......So what did all the previous surveyors that they charged us for do...the situation has not changed our plot was always in a dip in the landscape. This is becoming a farce. So that just leaves the second issue - the builder has told us that they think they can resolve the issue by raising the house 30mm. Great....they have a solution but they still haven't actually told us what the problem was so we have no idea what the solution is for. Oh well now the payment is sorted they will have no excuse for ignoring us and will have tell us .... I've got my fingers crossed. I've waved goodbye mentally to my dream of being in by easter. Deemaree Kyndylan Capers: viewtopic.php?f=36&t=46852 My blog: http://www.sufficientlysufficient.blogspot.com/ Bank Problems 37Sep 26, 2010 7:41 pm I'm past the anger and frustration now which is just as well coz I'd have pulled all may hair out by now So 2 months ago we signed the mortgage contract at which time we had had the first invoice from the builders for the first 5%. Our bank said they would pay the invoice - we double checked because I know from this site it is normal that the owner usually pays up front whether it e 10 or 20% and then the bank covers the remaining costs. But we were assured that it was fine...out mortgage advisor said she would tell the builders the invoice was being processed. Well 5 weeks down the line and the invoice still hadn't been paid and the builders as on our backs and are refusing to start work until it is paid. Finally the bank comes back to say that there is a problem - there had been a mix up on the final contract price and the mortgage had been raised on a contract price that was $700 more than the final confirmed contract price. That we would have to redraw up the mortgage documents again.. You can imagine my response. Well a couple of days later the bank advisor rings again and says she has used her influence and the issue has been waived and the mortgage will go agead as agreed and the invoice will be paid. Well another 2 weeks go by and the invoice still has not been paid and the builder is refusing to talk to us about the structural issue I've mentioned in other posts - the bank claims they have confirmed to the builder that payment is on the way - the builder claims they haven't and infers we are ******. I get an email from the bank that confirms evertything and send it to the builders and the bank rings again to confirm that the inoice has definately been sent for processing and will be paid by Wednesday. We go off on holiday for a week....phew So come Wednesday I get voicemail from the bank - they have put a halt on the processing on the invoice because I quote "we have just changed our policy and now the mortgagee has to pay the first x% upfront". Just changed their policy - yeh right and I'm really Lord Lucan in disguise. Anyway we went straight our and transferred the money to pay the invoice ourselves which in hindsight we should have done at the start but we were completely assured that the bank would pay upfront which would have been better for us overall. But I'm really concerned about later invoices when the bank does have to pay what excuses will they come up with then?? - coz I'm pretty sure they will come up with something. Now the builders think we were playing silly b@@gers so our relationship with them has not got off on a strong footing and the build has been delayed by 2 months and we haven't even started.
