Browse Forums Building A New House 1 May 12, 2010 3:07 pm We got a pre-approval / 90 day conditional approval back in March. Based on this, we put a deposit down on a block of land that is not due to register until Septemeber. At the moment our block of land is in a paddock - no road, gutters etc. Our plans have been to get plans drawn up, contracts signed and council approval all ready to build on as soon as the land is ours. Sounds simple or so we thought. First hurdle - our builder wasn't too keen on providing a tender when they couldn't do soil tests etc. Luck was on our side and after almost 4 weeks of deliberation, they gave us a Fixed Price Tender assuming nothing changes from the Developer's Draft Plans that we gave them. So currently, that is underway. Second hurdle - we just found out that even if we get everything to our lender within their 90 day conditional time frame, they will still do another assessment just prior to needing the funds (roughly September). Based on the fact that there has been 2 interest rate rises since March there is every possiblility that they'll offer to lend us less that what we've applied for (and what we've been basing construction costs on). Every which way we've turned we seem to be told (be it by builder or lender) that we're the first one's they've had where the land isn't registered straight away. I find this hard to believe because a lot of people buying in our area (The Ponds / Kellyville Ridge) would be experiencing delayed registration. Anyway, are you in the same boat? What hurdles have you had and how have you overcome them? Also, how did you go with the valuation process done by lender? My Mortgage Broker originally said there'll be no problems in this area as they pretty much take it at face value based on the price of land and the price of construction. Makes sense within reason. His Assistant told me the other day however that the Valuer actually stands on the empty block of land and tries to IMAGINE what it will be like and bases their opinion on that!! We signed contracts to build in Nov 09, and are buying a block of land off our builder. We were originally told land settlement would be in Feb. Everything was going smoothly (very slowly though), until we called the council 10 weeks after we'd submitted our application to them, and they advised that they hadn't received approval for the land division yet, and they wouldn't even look at our application until they had that approval. So we're still waiting. They are now saying early July for land settlement. We've got formal approval for our loan, and as far as i'm aware, they are not going to re-assess this just before we are due to draw on it (though they could spring this on us at the last minute). I would assume they are just going to hike up our interest rate when it is drawn down. Bought our land in Feb 09... it wasn't titled until September 09. We signed contracts with our builder in July 09. We had fixed site costs, as they couldn't access the land to do soil tests etc. It wasn't a problem. We were down near yours on the weekend and I had previously though the subdivision was further along than it is. We havent attempted to sign anything .We will go with the big M here and he wont sign us up anyway until at least the end of June. I was initially excited but now Im passed it .Everything takes so long that I try not to think about it all and just wait patiently.In our division they are starting to lay the road base. (checked this morning, nothing yet, will check again tomorrow afternoon!) And oh how long that 0-7 days is feeling!!! But it dragged on and on and on, then I got hit with a price rise after 18 months but by that stage I just had to hang in there...... The developer lost the plot and was committed to a mental institute in June 2009 and within 3 months of putting a new person in charge I got titles. Very frustrating as it tied up my finances for longer than I expected. I hope you dont experience the same..... We put a deposit in Feb 2010 and it was titled in March 2010. But waited for settlement which took another month, and we're waiting for house plans and contracts. Re: Land not registering for 6 mths + How have you found it 14May 13, 2010 9:57 pm We too bought in Kellyville Ridge but were lucky in that our land already had kerbs, street was done and all the services were already there, we only had to wait about 3 months before we settled - which was mainly just getting it registered - they had to get the whole section registered first & then once they had that then they could get each of the individual lots registered & titled. We saw our builder the same day that we placed the deposit on the block and got our tender back before we had even exchanged contracts on the land. We actually signed off on our final tender before contracts were xchanged on the land (had the finance approval & valuation just had delays with deposit bond - wouldn't of done it without the finance approval though) and then we got our contract & plans from our builder less than 2 weeks later & 2 weeks after that were submitted to council. I know it is hard to wait & wait - we were lucky that the first part of the paperwork was really really quick but then we had delays with council (4 months) which was pretty frustrating but you get there in the end!! Every new estate sells lots before a single scrap of construction work has been done to prepare the subdivision. Time lapses of six, twelve months or more are commonplace. We bought our land off the plan in April, with settlement due in "August/September". Apparently that was developer-speak for "almost December".... Soil tests couldn't be done until October, as there was no access to the land except a temporary access road for construction vehicles, and nobody but the construction company were allowed through there. We signed with the builder in June and had our tender done (with site costs pending soil tests) in July. The builder was never a drama, they were building umpteen other homes in our estate anyway. Our bank also wasn't an issue, but then we're not first home buyers on tight margins, and interest rates were dropping at the time anyway. Unfortunately, banks at the moment are being really sticky about everything - all you can do is sit tight and if they don't come to the party, go bank shopping. I bet somebody wants your business. We've noticed over the last couple of days that there is now a lot of earth moving equipment on the land and a very rough looking road has been carved out. That's great that everything went relatively smoothly! How come so long with council? We're also building a Saville 27 but are creating a 1 bedroom self contained unit in place of the Master Suite and Multi Room. Can only imagine how long that may take to go through council!!!
