You may have noticed in some of the pictures in my last couple of posts that there is plastic around the bottom of the frame. This is there for a reason...BlueScope requires it. Here are two excerpts from BlueScope Technical Bulletin TB-34: "An impermeable membrane should be installed under all perimeter bottom plates fixed to concrete slabs on ground. The membrane should also extend up the weather side flange of the bottom plate. This is consistent with good building practice and is a condition of BlueScope Steel's warranty on house framing made from TRUECORE steel." "The protection of the weather side flange is necessary because this part of the frame is subject to moist air movement from the lower parts of the cavity as it tries to evaporate and move past the masonry damp-proof course." Here are some pictures showing examples of the damage to the "impermeable membrane" on our frame. Do you think BlueScope would give us a warranty on this? Should we be concerned that the damage to this membrane might decrease the lifespan of the frame? We were about to sign up for the Alexandra with JG King tomorrow. I'm terrified now! What do we do? Talk to your local office of J G King and just let them know that you have seen some reviews and experiences on the net and you are now worried-see what their response is.....they do build a lot of homes and this is an unfortunate build. My only suggestion is that the slab and frame are not to specification and don't comply with the contract. Any attempted repairs have only made the situation worse. I suggest that you see a good solicitor and dig in for a hard fight. Be careful of the $'s as this sort of thing can get out of hand. Clearly these guys don't have the customer's best interests at heart. Best wishes and good luck. We have also just started building with JG King and they have stuffed up our build. To cut a long story short, they stuffed up the original plans but kept trying to make us feel as though things were our fault. Anyway, 8 weeks later we have had to get lawyers involved to act on our behalf because we just weren't getting anywhere. They cut our site based on incorrect plans and are now trying to make us accept their alternatives, not what we paid for. We would be really interested to know if you have gone to the building commission or what action you have taken to get everything resolved. Wondering if anybody knew how this build ended? I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
