Deemaree Kyndylan Capers: viewtopic.php?f=36&t=46852 My blog: http://www.sufficientlysufficient.blogspot.com/ Re: latest update in the house plans inc prices - NEW DRAWIN 63Jun 24, 2010 7:35 pm The new drawings are here. Still a few little things to change eg - Games room needs to go back alittle more so its inline with bed3/4 wall. Square set opening to the entry to the games room add another cupboard opposite the linen press behind the fridge Cupboards along the dining room wall (on the games room/dining room wall ) NOTE the dining room/lounge will be the kids toy room and may down the track divide this room to make a study and smaller toy room if we have another baby. Im worried we wont have enough cupboards - where ever i can fit a cupboard ill put one in. I hate clutter and with 2 smallboys im worried ill run out of room. Other than that its perfect. Just a question and some feedback would be great our Alfresco area is 4 x 5 metres but we are now thinking of extending it across to the kitchen window. i havent done and calculations but the current alfresco was $11k so im thinking it will be nearly double - what to do Any feedback would be great oh ya - and the oversized fridge area, we initally had the broom cupboard behind the fridge opening onto the hall way but after allowing a decent depth for the fridge it made the broom cupboard not deep enough. so now its a oversized fridge area. If you do extend the alfresco across you will lose sunlight into the rumpus & kitchen....which way is North again? Deemaree Kyndylan Capers: viewtopic.php?f=36&t=46852 My blog: http://www.sufficientlysufficient.blogspot.com/ Re: latest update in the house plans **FINAL PLANS** 70Jul 15, 2010 8:59 pm the house is facing north east. it will cost just over $6k to extend it and have it stepped like the back of the house or $8k to extend it out to the current depth. i know its only $8 but i dont know......with paddock fences/stables etc i could really use that money elsewhere - and your right about sun light - i think it may make the back room too cold which is where we will do most of our living! What a great plan - fantastic WIR in the main bedroom. Love the way there's a bedroom end and an "action" end - great for sleep-ins on Saturday mornings! The roof trusses look like they'll be tricky - hard for me to imagine all those hips just from the plan. Have you thought about just extending the al-fresco paved area so that it is one big space with some under roof and some in the open sun? You could always put a vergola-style roof over the extended part at a later date to make the most of sun in winter and shade in summer. Kylie Re: latest update in the house plans **FINAL PLANS** 72Jul 15, 2010 9:05 pm Kylie that was going to be my next suggestion! You can then build a timber or steel framed pergola over it without a roof and grow a deciduous vine-sun in winter and shade in summer-win,win! Kylie Thats what we are going to do - have an exposed beam pagola and extend the sandstonepavers. I know what you mean about the roof line Kylie, Its pretty simple though across the front - its more along the back where its uneven though. Ill post some pics. With regards to your alfresco, if you are thinking of extending a pergola type thing across to the kitchen, is there any reason why the alfresco itself could not go from the kitchen across to where the current alfresco is now? Then the pergola thing could go between the alfresco and the garage. (where alfresco is now). That way, light would still get through the rumpus windows (the door to outside could be where the window currently is between the kitchen and rumpus) and you could have a servery window from the kitchen direct to your under cover area. The alfresco would be roughly the same size as it is now, but sort of turned on its side and moved up. This would also simplify your roof line a little. Hope I'm making sense. I leave you to fend for yourself, figure things out yourself.
