Browse Forums Building A New House 1 May 24, 2010 4:36 pm Hi, I have a house in Brisbane that I'm thinking of knocking down and rebuilding. The council have recently informed me the house is in an overland flow path and a preliminary report from a stormwater engineer says that for the part of our block affected, the 1-in-100 year flood height is 25cm and the minimum habitable floor level is therefore 75cm. The way the block dips down in the middle, there will probably be one front step, one back step with the 75cm clearance in about the middle of the house. Has anyone come across any off the shelf plans / builders who specialise in off the ground houses? The big name builders (Coral, Metricon, Adenbrook, etc) all seem to do only slab on ground, and I don't think we are after a "pole home", something in between. Re: House designs for overland flow areas 2May 25, 2010 9:04 am Hi Mick, I am building in Victoria, so my issues may be different, however we had to raise our floor 600mm for an overland flow issue. The builder gave us the option of still using a slab or going for stumps. The slab would have cost and extrea $30,000 and the stumps cost and extra $20,000. We went with stumps and figured that this was a good thing: - No flood issues - More room under the floor - Better street presence (as we were on the low side of the street). - Can have gas ducted heating under the floor (blowing up instead of down). - Better future access for wiring etc. The above is most likely me trying to justify the greater expense to myself. We chose to build the site up using clean fill, compact and retain along the home's edge. The slab was also fairly deep - which then in turn when we built our inground pool we also raised to the same height - to allow for paving / decking to be same levels. One of the reasons he chose to go with someone other than one of the big boys, apart from the fact that they weren't flexible in changes he wanted made, was that his builder offered a solution to the problem. One of the builds he was shown was a place in Scarborough which had to be built entirely on a brick base so that it sat, in practice, and extra 500mm above the line. This was a block similar to yours that someone had removed the main house and subdivided it into 2 small lots.
