Browse Forums Building A New House 1 May 23, 2010 5:15 pm Hey guys im trying to put together a kinda portfolio thing about building me and my fiancees first home. I still have a bit of debt from a personal loan to pay off but once tax time comes that should be all gone. I know we still have to save a fair bit but i want to start learning about the whole thing before i get into it. So far we have just mucked around looking at display homes out at Spring Farm near Camden out west of Sydney. We found a really nice one with Eden Brae Homes we liked so i think ill use that as kind of a goal of where to aim. The prices for land out there are about $280k~ for a 600m2+ block and about another $180k~ for the 4 bedroom house we were looking at. The guy out there ran me through briefly of the other things we were looking at like surveying costs and for example the land will cost more depending on how flat it is and the type of soil underneath. Im new to the whole thing and my family have no clue about it either (never building homes/living in units) so im just trying to pick up any good tips i can. Ive just found these forums so im still doing some digging. Many many pages of info here, and much more to read! Any help would be much appreciated! Re: Help with building first home. 2May 24, 2010 9:49 am Hi ab the best thing you can do is research at the moment and look at all the options. don't get caught selecting the best package because of the salesman. the process is no different o buying a car, its just different terms and a bigger amount of money. once you find what you like check out old clients for references and not just the ones the company tells you, knock on doors ask - be bold. get someone who knows about building to go through the contract and offer and get very clear on what extras they might charge you. You should be able to find the builders that people are recommending, and those that lots of people have problems with. It does add about 40-50k to the price of the house, but it does include things like an alarm, garage door opener, flooring (carpet and tiles), driveway, standard site costs etc (the booklet at the display home does list everything that is included). This is just my personal opinion, and others will advise differently, but I didn't want to go through the whole build process, get handover and then have to organise floor tiles, carpets, driveways and the like. Also, standard site costs cover land that has 300mm or less fall across the block (we had about 700mm fall and had an additional approx 15k of site costs on top of standard) Another thing to think of, is that everything has an upgrade, and they are all generally expensive, but this is the same with all builders One more thing, with Eden Brae, you will have all of your meetings out at Norwest (Baulkham Hills), Tender acceptance, colours, tiling, electrical, contract signing etc, and most of these will be for at least 4 hours, and only monday to friday during work hours, so you WILL need to have a few days off work as you go through the process. All that said, the standard of our build so far has been fine, with no 'major' problems - a few minor issues, but they have all been fixed really quickly once they have been found, we haven't had bricking start yet, so can't comment too much about them, there are others here that have built with them that can comment both positively and negatively about their personal experience with building with Eden Brae (southies, knockitdown, michaelharvey1982 and others) Re: Help with building first home. 5May 24, 2010 1:15 pm Hi abclarke Welcome to the forum - you have come to the best place for tips!! We are currently building the Saville27 with EB & have gone for the Builder package - which covers things like council, BASIX, standard site costs (as joannapaulp mentioned anything over 300mm fall over the land will cost you extra - we had a bit of fall & ended up doing a split level about $13,000 extra for site costs + also depending on if your land has any fill you may need a different type of slab which can cost you extra), standard tiles & carpet, insulation to walls & ceiling, roof sarking, alarm, remote garage door, concrete to alfreso, & paved driveway & path. The package was about $50K on top of the base price. We did some upgrades but mainly structural ones that we couldn't change later - high ceilings + 3rd garage, the rest of the upgrades that we had were mainly upgrades to electrical, tiles, splashback, front door & garage doors. It is probably best if you go to the display home that you like & when you have a sit down with the consultant ask if they can walk you through & show you exactly what is standard and what isn't. We went through the ponds display home & before you even walk in the door there must be about $20-30K worth of upgrades with the facade, rendering, timber windows, timber garage door, front door, bricks & roof tiles. All builders are like this so whichever builder you choose to go with you just need to make sure that you know what is included & what isn't and you have a clearer picture for what your house will actually look like.. There are a few EB posters in these forums & also a lot of blogs going around which helped us greatly when we were first making the decision to build & if you have anything you are not sure about just post on this forum & there is bound to be someone that can help you!! I am building with EBH saville 21..initially got a quote for $190k for the build..contract ended up being $215K after all those upgrades we chose..mainly on tiles and electricals.. we tried to stick with very minimal upgrades as I am working on a budget... will just add things after handover if we still can afford it anyway so far EBH is good.. chose them because of their builder's package which i think is worth the price...items that are standard to EBH are upgrades to other builders... ~~ceejaypeejay~~ Contract signed Sept '09 site start Feb '10 slab Feb '10 Frames March '10 Brickwork April '10 Internal linings May '10 http://ceejaypeejay.blogspot.com/ Re: Help with building first home. 7Jul 08, 2010 10:07 pm Hi abclarke. We are currently building the Saville 25 at Mount Annan. I was rather nervous about which builder to use, but with the frame now up I am happy with EBH so far. I recieve a phone call every Friday from our site supervisor with updates. The people at head office have all been good so far as well. Our block had a bit of fall, so we had to split the house and ended up with 4 stairs near the media room/study (added some character to the house). The contract price is around $30k over the base price due to the split design and some upgrades we chose. We got the lifestyle package, the half price air and the kitchen upgrade. The standard range of inclusions is ok, but the ranges to choose (tiles, carpet etc) from are quite basic and upgrades are expensive. The only advise I can give is to select the upgrades carefully, because they add up real fast. (same with any builder) A quick update, we didn't have site start before Easter. Summit can't seem to give me a day when they are scheduled to begin, so I'm left with a vague "within 10-20… 4 26738 Can anyone give me any onfo on New Homes WA?
