An update since our last post...we have moved out of old house in Melbournes West, have knocked it down, progressed plans with our builder, signed contracts and now finally obtained our permits. We are catching up with the builder this week to select our external colours. Doesnt sound a lot when I type it but it has been a long process, with lots of issues and lots of learning. At a high level had issues with a flood overlay, some concerns from neighbours, objections\modifications to our front setback, the re-establishment survey showed fences in wrong place and long delays in obtaining our demo permit. Im sure there are plenty more to come. Anyway, we are now about to finalise external selections, internal will come later. We have advised the builder our preference for bricks are Austral Newport (which is an upgrade of about $150 per thousand) however now need to finalise the rest. We are thinking: Colourbond Roof: Woodland Grey Gutters: Paperbark Fascia: Paperbark Windows: Paperbark Render (around windows): Similar colour to match gutters\windows. Render (portico): Darker colour, maybe Jasper. Mortar: Unsure... what works well with Newport bricks? Garage Door: Slimline with a wood look finish - darker style Front Door: Not sure of this either.. maybe wood to match garage or similar to windows?? Obvious we still need help! We are dealing with a smaller builder and dont have the showrooms\consultants available with the big builders. We are not 100% on the window style. Which one do you prefer? Any help, advice, suggestions or our front facade and colours is welcome. The way they've drawn those windows looks like sliding windows. Does only one side wind out as an awning? They are the same windows we having in the rear living. The panel shown with a 'V' is the awning panel. Will have a look at studio M. Ours I think are like option (b)... but narrower than yours on the pic. They wind out from the middle rather than at ground level which is the upside. As for the half-half awning windows - imo they look odd - i've never seen them like that, I think a full sized awning window would look better, but the windows in option a look better than option b. Thanks rosemi... I have always liked the full sized awning window, will ask the builder for the price difference. Feel like every converation with the builder at the moment leads to an increase in cost! As a result of the 'flood overlay' our house sits up to 600mm above the ground level. Didnt want steps but going to have them. Floor level needs to be 2.7M based on AHD levels. Didn't expect the lengthy delay in obtaining the permit! If I had my time again I would have organised the permit myself - would have gone direct to a builder surveyor and organised the paperwork. Time will tell if it was the right choice! Received building permit last week. Builder was also onsite last week and staked out the house area. Good to see some progress. Today is meant to be sewer\waste works however when I drove past this morning there was no sign of any action. Builder was talking bricks in 3-4 weeks so expecting some movement soon! Looking forward to being able to finally walk through when we have walls! Walked through on the weekend, the slab is all drawn up with red lines where the walls will go but not quite the same as having them up!
