It's something I didn't think of and would have been handy! Excellent tip CiNnY Trinity Great thread!! Off to buy a few light bulbs for testing. Does anyone know which type of light fitting they use? I can't stand them!! I took along several incandescent globes to see the paint work and test the wiring, as that is what I am using in the house. I can't see anything with those horrid fluros...they just do my head in! Our lovely handover inspector even got his little step ladder out of the car for us! Henley - Wilshire Mk 3 ... First of all, PCI according to the Consumer Affairs Victoria should have been rubbed out in the contract and replaced. Either way my issues are numerous. In conclusion, I would say that you need to know your rights when completing a PCI. Take with you your contract, a camera, your own note pad and "strong will". Natural light can also mean "light on". Don't let them trick you. From what I hear your PCI should majority of the time be smooth. Our SS screwed us from the word go. Re: CHECK LIST for Henley's "New Home Inspection" = PCI... 31Oct 20, 2010 2:14 pm Anyone got any other tips to add to this list??????????? Some people don't have time to do the job right the first time, but seem to have plenty of time to fix their mistakes. Build Thread Re: CHECK LIST for Henley's "New Home Inspection" = PCI... 32Oct 21, 2010 4:25 pm Thanks Erin for starting up this post, it is exactly what I need for PCI next week. Quick question for everyone though, after the PCI, will I get another opportunity to check the fixes before handover? Or will I get a last look at handover? I understand handover happens at the builder's office which is 35km away from my site, so just a bit confused. Thanks cheers jim Re: CHECK LIST for Henley's "New Home Inspection" = PCI... 33Oct 21, 2010 4:35 pm Hey Jim, we had a final walk through the day of handover at the house, then we accepted everything was fixed from our PCI list, we drove down to the head office to do the final paperwork, exchange the cheque for the keys etc. I guess if there's items you dont accept, you could get it in writing that they will attend to them after handover? That way you can still access the house, and they can complete the unfinished work afterwards? Re: CHECK LIST for Henley's "New Home Inspection" = PCI... 34Oct 22, 2010 10:21 am Good tips. Thanks again Erin, I hope it all goes well for me next week. cheers jim Re: CHECK LIST for Henley's "New Home Inspection" = PCI... 35Oct 25, 2010 10:30 am Good luck this week Jim, keep us posted Another thing to add to the list...H3nley only do a 'builder's clean' for PCI/handover. So make sure you take cleaning products to clean the bathtubs, shower bases, basins etc. Make sure they are free of dust, plaster, dirt, dead bugs etc. We had handover on June 30th, and only this last week got around to cleaning our main bathtub (as we have a bath in our ensuite - so dont use the one in the main bathroom at all... and also so cleaning hasn't really been a priority down that end of the house until now that we've had spare time)... We discovered two deep chips in the bathtub. Called H3nley who came out and inspected it this morning. We were told that normally they would say no to fixing it at their cost as we signed a waiver thing to say we're 100% happy with the condition of these surfaces. Of course at PCI we were rushed, and didn't have a chance to clean the entire house ourselves, but we did check all the edges, the grouting, the tiling... unfortunately due to the dust etc in the bathtub, this was missed. It looks like either broken tiles, or a chisel (as per the H3nely warranty guy's thoughts) was dropped in our bath. Thankfully they're organising a repair company to fix it. But just make sure you are more thorough than us. Even though it was seem quite anal... clean as much as you can, expose all surfaces, and take as much time as possible. Re: CHECK LIST for Henley's "New Home Inspection" = PCI... 36Nov 04, 2010 9:39 am Thanks Erin, sorry I've also just realized you've replied. My PCI was delayed for a week as the SS was sick, it happened earlier this week on 01nov. It's quite funny, I printed out your list and took it with me to the inspection, and the SS was wondering what I was reading off. Anyway, it went quite well, no big surprises and SS was quite accommodating to what felt was sub-standard work. And yes, you're right about 'builder's clean', it was very dusty and we cleaned parts of the kitchen to reveal a few chips. We are scheduled for handover next friday 12nov and we are actually handing over onsite, so my worry about travelling 35km to their office is no longer a problem Thanks so much for your help, I very much appreciate it cheers jim i would suggest nothing is unreasonable for PCI. we did all sorts, including checking the hot water, checking all the GPO's had power, testing that the showers were… 9 79880 Yes, I have.
