We are looking at selling our house in the coming months, and the dream is to buy a block on the Hills, preferably Roleystone, and build a reasonable sized house. But some people told us that the site works are always very expensive (+septic) there which make me think that it could not be worth it to build?? We would buy a block quite flat with few trees, and they say power and water are available on lots of blocks there. So we would welcome some advices, this is the first time we consider building and it all sound very exciting! I have heard some site works can be over 60K in Kalamunda. I never enquired on my site works for Forrestfield. I thought as it was a new standard flat, sandy, rectangle block of 368 sqm, the cost would be reasonable. My site works came in over $23k not $6.5k, the Salesman from the building company quoted me on my first building contract. I since spoken to other builders, and the real estate agent has said later, that site works was estimated from 15k. Never assume, always ask and question everything. I had extra reinforced brickwork throughout the house and extra steel rods placed along inside the house concrete slab, which added to the cost of my amazing house build. We are building in the hills - soil report came back showing some rock refusal (coffee rock) and small traces of clay requiring C2 type footing with 100mm slab on 600mm sand pad, this came back with over $30K as PS (provisionary sum), additional rock breaking allowance PS $10K, storm water piped around perimeter of house and then into interconnected soakwells, H2 treated pine for both termites and European borer, etc etc - total site works >$60K - this does not include septic as we are on deep sewage, no retaining walls, no temp fences, no allowance for protection of overhead aerials. Definitelly get an engineering report before deciding but you might be lucky to get a very good spot. There is rock everywhere up there and you often need to do blasting just to put a septic tank in depending on how much rock there is. When you say "some blocks have water available" I'm guessing you're talking about ground water? this is really important if you're going to be relying on tank water, you need to sink a bore for your supply or else you'll spend a fortune bringing in water by truck. If you are going to be on tank water make sure you find out first if there is water underneath, you'll only pay your site costs once but water is something that will be an ongoing expense if you dont have it. You'll also have to factor in having a large tank to collect as much rainwater as possiible over winter. These things all add to the cost of setting up house. Re: Build or not in Perth Hills?? 10May 24, 2010 4:03 pm hi there alex well im a local roley girl!! its certainly a quite place to live, no cops cos theres not really any crime. not a bad place to raise kids or just chill there is a few areas you might be interested in. there is a new estate called 'the vale' it is right off holden road so its near the shops and primary school (although i hear it will merge with the high school in a year or two). large blocks some might have expensive site works but there might be a few of interest. the other spot is chevin woods. this is close to the high school. im pretty sure you could get a flat block in there. (lol just had a bandicoot run past the window) im pretty sure both of these are on mains water. the other spot and im not sure what its called will have the largest blocks. its futher out of town (youll need to drive to shops etc but only a few mins) is off irymple road has lovely views but id say the site works might be abit more as most of the block if not all are sloping. and not sure but might be rainwater. it is a lovely place to live as long as you dont mind driving. i wouldnt let people put you off. if you go to the roleystone shops and go to fidock and co - ask for james baylee (he has grown up here so he might be able to help with random blocks for sale) hope that helps. let me know how you go! Sorry I took a few days to respond, didn't check the website for a while... We were in Roleystone today and had an other drive around. All the family love the area! We saw the Vale, and the blocks near the high school too. They look great. We'll see in a few month when we will sell our house how much we get and go from there I think!
