Browse Forums Building A New House 1 May 19, 2010 2:13 pm Hello guys...while I'm very thrilled to build our new house I have an old house sitting on our front yard waiting for me to do a make over! As mentioned, it's 1950s house, I attached the photo of our kitchen, it'll show the condition of the house...I guess. We are lucky (at least) to have nice jarrah timber floor which we polished last year when we moved in, and it's through out the whole house except wet areas... lucky no ugly old carpets Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ yet, I just can't decide what we need to renovate to get better return on sales....and up to what extent I should go .... should I rip off the whole kitchen and spend say...5k from Ikea to do the whole new kitchen? and bathroom as well..? Or should I just do cosmetic make-over like.... re-painting, clean the tile grouts...etc what your experts thoughts!! We did our bathroom from Ikea and the Shower from Bunnings - all we did in our kitchen was new appliances and a new bench top (we had to redo our floors though) Do all up it probably cost around 6000 (excl. floors - with floors was around $7500) - $1800 for new appliances and new sink, $1350 for new bench top, $200 for kitchen splashback - Bathroom - tiles $250, Shower $600, vanity/sink, shelving unit and wall cabinet $820, New taps $520 and odds and ends around $500 i.e blinds, paint etc. I have before and after pics in my thread if you're interested! We just sold it and got back a lot more than we expected and what the agent expected too. Well I hope that helps! I'm only saying that because it depends on the type of people that you think your house will attract for the sale. If someone wants to buy your place to do their own reno and maybe even build another story, then you spending $15K might not be worth the hassel. i guess it just depends.... I sold my 1950's weatherboard almost 2 years ago (in Melbourne) and sold it totally unrenovated inside - only restumping and the roof had been done outside. I got well above what the agent expected and would not have got anymore if it had been renovated. The right buyer just came along at the right time. If you are not 100% sure of the market that are buying in your area, perhaps speak to a couple of agents and get their thoughts before spending any money. Good luck with the sale!! Then I went against the norm Bought a 1950's house last year and the kitchen and especially the bathroom were in desperate need of a reno!! My gosh how anybody bathed themselves in that bathroom and came out feeling clean is beyond me But the rest of the house was just lovely, exactly what I was after! I had very specific kitchen reno ideas so was glad the kitchen wasn't new, so I could add my own touch! What concerns me though is house itself is quite small. total living size 90sqm2 whereas total land size is 500sqm2. so if anyone is buying the house, they'd prob buy it to rent out for awhile and knock it down? so they'd be more interested in land value than the house value. so I just do not know...but less than 10k to do up the kitchen and bathroom...I think I can afford that haha Use a product like Equisol's Vitalise to clean the deck then coat with a penetrating timber oil. It will look 10 years younger and add value to your home.
