Browse Forums Building A New House 1 May 17, 2010 12:54 pm Hi Just wondering if anyone that has built with Eden Brae (or any other builder) had an issue with the Guaranteed Completion Time Was your home completeed in the proposed 20 weeks or was it early / late Eden Brae Claim Most builders will assure you that your new home should be built within a certain time-frame. With BuildSure, Eden Brae Homes guarantee it. Eden Brae's exceptional construction times lead the building industry: Single storey homes – 20 weeks | Double storey homes – 24 weeks* Say goodbye to the stress and uncertainty of misleading time-frames. * Based on standard designs constructed in face-brick with up to 1m of fall over the building block. Complete home packages and some geographical areas attract additional time-frames. Double storey homes – 24 weeks* They use that spiel to rope you in, then when you're about to sign - bam! they tell you..........6 months - no way, not possible ! and give you every excuse under the sun. Last time we built with them we were in 2 weeks early. If you aren't in in time (apart from rain delays) then they pay you compensation each week till you are in. They will probably finish in time, but considering it is a single storey home 26 weeks is an eternity. When my parents in law built a very long time ago, they were in their double storey house in 13 weeks. That was with people working most days and only two minor mistakes. Re: EDEN BRAE - BUILD SURE 7May 18, 2010 2:45 pm We were recently advised by Eden Brae (at our Tender presentation) that our build (double story) would be 29 weeks, plus an allowance of an extra 5 weeks (for the Christmas holidays) total = 34 weeks. However, I believe there is also a clause in the contract allowing for more time if it rains too. They were pretty upfront with the amount of time it would take. Good luck with your decision. Re: EDEN BRAE - BUILD SURE 8May 18, 2010 7:04 pm My contract period was 36 weeks and they still couldn't finish within that time! It ended up at 41 weeks. Any mention of liquidated damages was ignored. Buildsure is a load of cr*p! Built the Eden Brae Cambridge 34 Family with Boston Corner Facade Re: EDEN BRAE - BUILD SURE 10May 20, 2010 3:56 pm Wow, was not expecting so many to not meet the 20 to 24 week criteria. I have assumed most builds would have some form of delay claim (inclement weather, xmas, etc) I am guessing a lot of the delays we don’t see such as poor planning or contractor management also have a big impact. As well as if some jobs were done right first.. My build thread:https://forum.homeone.com.au/viewtopic.php?f=31&t=24870 Re: EDEN BRAE - BUILD SURE 11May 20, 2010 4:06 pm Ours is 24 weeks because of the flooring etc. But read the fine print as rain days are not counted, nor is the christmas period.
The buildsure doesn't really mean much either. Our allocated start date meant nothing. It was a "guideline" apparently. Council approval only came through a couple of days before the allocated start date. Which pushed the start date back a couple of weeks because we still had to have final plans and variations signed and that meeting was unable to be scheduled until after council approval, then it was still 2 weeks later, then another 2 weeks before we expect to see something to start. Most builders promise some sort of completed in timeframe with the same fine print exclusions. The buildsure was great regarding the fixed price contract though. We had an extra piering cost tacked on after council approval. It wasn't a requirement from council but the engineers review required it. We called them on the buildsure guarantee and they honoured it. I was really pleased with the response. Re: EDEN BRAE - BUILD SURE 12May 20, 2010 4:18 pm I just had a look at the timeframe from council approval to final occupation certificate to one EB single storey house in the estate we are building and it was 10 months. Take off 5 weeks over christmas but there really hasn't been THAT much rain in the last 10 months. Re: EDEN BRAE - BUILD SURE 13Aug 08, 2011 6:08 pm Just bumping this topic up. I'm keen to hear if anyone can provide any recent feedback. Single story, started work onsite 7th Feb 2011 & we moved in on 8th July & according to SS we were 2 weeks ahead of schedule. We actually sort of slowed it down toward the end as we were hoping to have old home sold - still no takers Got a life, just can't find it! Re: EDEN BRAE - BUILD SURE 15Sep 12, 2011 9:02 pm We've just been told that as we are a pay on completion job that we aren't covered by Buildsure! No one told us this from the beginning, in fact when we first signed up we were given the Buildsure brochure. In two months all that has happened is four pegs, a construction driveway, portaloo and tap! Now we are being told that a house our size with carpet and tiles will take 25-28 weeks give or take. When we first started we were told expected start in July for completion in December/Janary. Now here we are nearly mid September and haven't even had the excavator on the block, now it looks like we won't see our house till maybe March. So so frustrating! Of course no Buildsure means no completion date and of course no rent payed so we are at the mercy of EBH. If you have recieved construction certificate approval they have 20 days to begin construction, having pegs, portaloo and taps doesn't sound like they have started construction to me. Our Build Thread https://forum.homeone.com.au/viewtopic.php?f=31&t=50638 Re: EDEN BRAE - BUILD SURE 17Sep 30, 2011 5:13 pm I have no idea as to when the construction certificate was issued so wouldn't have a clue when to start 20 days from. Communication we have learnt is certainly not one of EBH's strong points. On a positive note though since my last post we are up to the stage where hopefully tomorrow we'll have a slab.
