Now that i can see too i will go through acouple of my concerns I'm not sure that i like the layout of the minor bathroom,i know it gives you alot of space in the centre but i have seen some bath that are MORE sit alone. Like tiled all around base with a ledge,sorry not explaining very well. There is an 400 gap between the shower & bath(coz i hate them joined so you have part of the screen att to bath) The shower screen is frameless & may have to change to semi because of the cost(when we get it back) Our shower is hob-less,again depends on cost. We moved bdrm no 2 door away from the other,so the little treasures had more space between them,they are always fighting fit And we changed the retreat of the main bdrm into an office for us. Big concern about your ceiling,stick to what you wont.We had textured ceiling in a house we bought,hate,hate,hate them. They are always used to cover mistakes or probs,rather than fixing the prob itself. Will follow yor house with interest. We are looking at another couple of plans & waiting for the costing on these too. Have you though of swapping bed 2 and the activity room? That way the activity room would be more central to all minor bedrooms. Also, if you swap the office door to the other end of that wall then you can move the main bedroon door back out along that foyer and have an impressive double door entry to the main suite. I owuld also be inclined to have a wall or robis ILO that Hers WIR-it looks like it's sticking out in the middle of nowhere....unless you are going to use the area next to it for a reading nook or something along those lines. Another option is to move the HIs WIR robe next to the hers and then extend the pantry space into where the HIS robe is now-lots of storage potential there! Well done though-it is a lovely plan. Ranch style ... lots of identical windows / repetitivness along the facade. Oh yes, speaking of them, I would probably replace the single wide windows with a few narrower ones (about 90cm wide) - but that's just me!! Maybe even sacrifice that internal space for the robes in Bed 2 and 3, just to get that repetitivness happening ... And with "Hers" - I would just make it into a long plain robe alongside that same wall. It doesn't seem like that intenal wall of "Hers" has any storage anyway, just takes space ? Where is the North here? I would also look at maximising the windows on N side and min them on West side. And, what is the style of the house? More like country/ranch, very modern, just average contemp?? Are you considering building a pergola/alfresco later on? If I had another go, I would have done it right away - less messy, and the house is more complete on day 1. My signature is distracting people from my wise posts ... You did have the doorway opposite the robe recess and had the entire other side of the bedroom for bed placement. Will the area be big enough now? Don't assume the designers wouldn't change it if a bed wouldn't fit. I know that Pebble who built a similar design is now having to go through the whole find window furnishings for loads of windows with it costing $$$ because she went the narrow windows like you are suggestiing Lex. The large verandah 3 is the equiv of a patio. I am so jealous of your beautiful verandahs Kerry-anne. The plan we originally wanted to go with had a big verandah across the front. sigh. Yep had picked up on the room for a bed in the bedrm Sadly the i wonted the house to sit long ways to be sitting right for solar passive designs,didn't win that one with my man The house's back will be facing WEST ,BUT WHEN & IF WE SIGN OFF ON IT THE BUILDER DOES A REPORT ON THE BEST POISTION ETC. Will need a wall to protect the south,alfresco will protect the west. Basicly its all gone billy up with all my ideas on solar passive design,just have to hope that it all works or we can arrange it better.Just have to leave it for awhile & work slow & hard on my man We are thinking of the pool & elfesco on the left(i wanted it near the kitchen side) but it makes alittle sense for kids getting to laundry from pool & guests using toilet instead of going through the whole house. I was visiting a work friend yesterday and she has those beautiful pot drawers everywhere in her house as well as one of those double farmhouse sinks. Turns out Dh thinks farmhouse sinks are ugly but I so wish I'd gotten a couple more set of pot drawers. I thought I was being greedy and silly and didn't realise how popular they were becoming. When we built last time( over 18 years ago) we had 1 set of pot drawers and that was a bit of a novelty. Not many people had them at all. when I considered more little did I know they were the current trend. And so practical. I would love to change 4 of my cupboards into pot drawers. Much more practical for many kitchen items, cups, glasses, microwave stuff etc. My biggest tip now is if you can get a couple of sets of these. All bought through ikea at the end of year sale,saved heaps. Would love them again,it comes back to the money tree thing Are not having the lam benches going with granite as we have now. Found a fab supplier & installer at the right price who we got our granite through for here:: We bought it in slabs(coz it's cheaper) & had enough left for bench splash backs & full height stove splash back too. The biggest change is 31 coarse bricks to living area & height of garage because of 4 wheeldrive. Would also like the stackable drs to alfresco area,you get the idea of what that depends on. May have to wait till later,have to find out the cost of these & to make sure they will fit in later. Have seen that Jason Windows have them. God the list goes on & on.When the costing comes back we can either add things or delete others to get what is more important to us. But the wall of shower tiles instead of glass stops at about 2m and doesn't go all the way to the ceiling. We wanted to make sure steam could escape and the ceiling exhaust fans had a way of pulling the steam out. When we first moved in hubby commented it reminded him of the tiled showers at Beatty park swimming pool when he was a teenager. ( somehow I'm not sure that was a compliment) but we do like them now. We only have an ordinary round drain in there ( would have love to have had those long end of shower type drains once I heard about them. BUT again they are $$$$. ) Ours seems to do an excellent job. Our ensuite shower is also double length and we had put a shower curtain across the opening but really we could take it down. IN the original plan our laundry had a built in tub trough. Don't know what I was thinking as I deleted it and shifted it to the outside door wall side of the laundry making the washing machine space after it and thus getting an ordinary trough sink. Stupid me as it has meant I can't change it later to a built in with continued cupboards and bench without replumbing. oh well. Always so many things to consider and $ to juggle. Went out this morning & gave the money tree a tender little tough & some fertilizer OH yes that long drain system,very,very nice.Have talked to our guy about that but i think we may have to have the normal one Do you have a big kitchen window,wondering if ours is alittle small.Always wanted a BIG one,lovely to look out to the trees & fab natural light.
