How on earth did you guys do that? M made it seem so effortless! We are hopefully seeing our plans and signing up on Sunday with SPH. Guessing this will be a loooong process Re: Bricking started!!! Latest pics up 103Mar 26, 2011 1:18 pm Getting a rental and moving was a bit of a stress. Latest pics up 105Mar 26, 2011 6:52 pm yeah the shed is in the building envelope My build: viewtopic.php?f=31&t=33640&p=476552#p476552 Prelim signed 23Dec09 Contract signed 18May10 Earthworks Building Licence 13Aug10 Earthworks Started 11Oct10 Building Licence issued 11Nov10 Slab 18Jan11 Bricking Started 16Feb11 Re: Bricking started!!! Latest pics up 106Apr 01, 2011 5:15 pm jenx kerry-ann Yep,i'm still interested Went out to our block & tried to find your build, but there was so many that i couldn't pick it. Next time i will have a quick look before we go. Anyhoo its looking great, slab, bricks & all PLEASE,PLEASE tell me where you got your Pebble tiles from,i have been struggling to find any.Afew years ago when we renovated our bathroom i found them but now NOTHING Glad things are moving forward, boy what a wait, hopefully ours gets moving sooner rather than later. They do say that all the paperwork etc takes the longest & once they start its full steam ahead,so good luck! cheers the pebbles are from crosby tiles in osborne park. they had a few different colours when we picked ours. I cant remember what they cost though ~~~~~~~~~~~~~~~ Thanks for the tile info. We went there this morning, they didn't have them???? Don't know whats happened to them, went in dancing, came out Think i will have another peek at the website. So the hunt is still on. We recieved contract papers the other day & the contract plans.Afew mistakes & the price has gorn up $12,000,not happy, need to have a meet & go over it all. I will post some more questions for you, thanks for helping out. Just want to have some info behind us before we go in. Oh,a quick question,is the storm water disposal just the soak wells. Because they have put 5 soakwells on our plan which seems to be over kill, besides that the earthwork contractor would do the soakwells. And another, they have added $6,800 for Additional Engineers Detail (C2) footings, are you able to give us some idea of what you were charged,we have the same as you S/C2. I have asked you something similar before, now were getting down to the nitty gritty of everything. Cheers again & thanks Block bought 1st RBC X! 2nd Ventrua,Keeper! Latest pics up 107Apr 02, 2011 3:06 pm Hi Kerryanne, I might be able to help a little but if not I'm sure Jenx can (he's pretty cluey about everything to do with building!) Our site report that we were given already had that a building must have C2 footings so we've been quoted from the start with this included (we building with SPH). Also, ours don't include soakwells. When I spoke to the sales rep he said on a block our size it's not necessary and besides, we hope to put in a rainwater tank at some stage... Where are you building? Sorry if that doesn't help at all Shame about the tiles. We nowhere near that stage yet and I'm already stressed about colours! Jenx, saw all your roofing is up. Won't be long before tiles now (or are you going colourbond?). Lookin good Re: Bricking started!!! Latest pics up 108Apr 02, 2011 3:28 pm Hiya Chuffy, Our block is just over an acre in Bedfordale. We are building with Ventura too,the Cowranup Lodge (hope thats spelt right ) The soakwells are included with the earthworks,so what this amount for stormwater disposal is we don't know yet. And 5 of them seems overkill! We wanted to know what Jenx paid for the C2 to compare with what we are being charged. Stressed over colour picks join the club i nearly walked out of one ready to have a sob, just soooo confusing But i have seen Rizzo's colours which is what i was aiming for, earthy tones, choc, brown cream not yellow like dune, hogs b?,white & a green. I just love stone pebbles because of their earthy, rustic look. We have a similar one now in this house but the shop i bought them from has closed down Anyhoo we just want to go into our meet alittle armed you could say We do have to sort out the price increases & still have some PS,we want the cost no PS amounts. It will push us over budget,we have a plan of having a sml morg that we have now, except we will have more land, nice new house. This house will pay for most of it. We are building with our heads and maybe a little heart in there, but mainly our heads,we will be in a great position if we stick with the plan Thanks for your reply, sorry Jenx for taking over, can't wait to see more picts, good luck with your build Chuffy will have a sqiz when you get a thread going! cheers Block bought 1st RBC X! 2nd Ventrua,Keeper! Latest pics up 109Apr 02, 2011 5:49 pm Hi im away at the moment so havent been on here to much. Ill have a look tonight what house stuff I have with me on my hard drive. I know V have put a $5000 ps for soakwells when they have been done by our earthworks. All that was needed was 2 big concrete soakwells. It is a council requirement to have water disposal up that way im pretty sure. I know even my shed building licence says rainwater has be be connected. anyway the story I got from V was that we have 21days after the roof is on to connect to stormwater and the 5K was to cover the cost if we didnt do that part. I tried explaining many times that we have soakwells being installed and they just wouldnt remove that PS and just told us it will be credited back at the end one we have done it ourselves. Latest pics up 111Apr 02, 2011 9:55 pm im not 100% sure but id think it would make sense that rain water tanks are water disposal. We are going with colourbond on the roof. Latest pics up 119Apr 18, 2011 4:21 pm Well question answered by sales guy, because they have to make sure the earthworks are done properly & they are providing the structural guarantee they have the compaction done Also did they give you a seperate price for your services eg power run in,telephone etc or was it included in the house price. We thought it was included as in 10m for this 6m for that, but we now have had some prices come in for them Thanks agian for your help Block bought 1st RBC X! 2nd Ventrua,Keeper! Latest pics up 120Apr 18, 2011 10:33 pm I wouldnt believe any of those sales guys most of them just make things up to get more $$ I had a compaction certificate that was done by the earthworks company. The earthworks company even forwarded it on to the builder for me and gave me my copy. The council also wanted a copy and it was sent by the earthworks guys. How can your structural waranty be effected if you have a compaction certificate signed by an engineer that the builder will be using anyway? With the services run we had to pay a bit extra because our house is further back than the standard distance. The Earthworks dug out the trenches for that and also filled it in once the plumber and sparky where done. Im not sure when lockup will be they dont seem to tell me anything these days. Our bricks are going to be texturecoat rendered around the whole house so they wont be that colour for much longer.
