Browse Forums Building A New House 1 May 14, 2010 1:13 pm I thought id start posting the build and get any ideas and advice everyone might have for me. We are building the Prestige with Ventura. The plans have been modded a bit for what we are looking for. Im still open to ideas.. We initially signed our Pre Plans contract back in Dec and had a few dramas with a salesman along the way. We signed the contract early this week and have prestart next week. House plans and elevation pics already uploaded. I love the open plan, it's got some great spaces! A few things I'd change... entry to the WIR from the ensuite... I'd have it direct from the bedroom... just to reduce any steam etc entering the WIR direct from the ensuite... another thing, I'd close of the games room/bar area... it could get quite noisey. But saying that, our pool room is open in our house, just of the dining/kitchen area. Love it!!! Re: My new house so far.... 4May 15, 2010 9:08 am Adore that walk in linen. Wow. Love it. I also agree with Erin about the WIR in the main bedroom. Turn it around. Open it to the bedroom not the ensuite. I'd also still be considering a door between the ensuite and the bedroom. Love that the wc has it's own little door but if DH was showering and I was sleeping/in bed ill/in bed watching tv ( you get the idea) I would not be happy to listen to him showering or worse the buzz of a shaver. Make sure you have ways to close off areas through your house. Even if all you do for the moment is put in the door frames and plan to add doors later. It helps with reducing noise flow and heating/ cooling costs to have zones. We have $29K left Also so far ive got quotes for tiles for the ensuite bathroom and laundry out of our own cash and a friend who has a tiling business to lay them. So should save us a bit there. All the shelving in the WIR and WIL will be set out with drawers and double hanging through my wifes uncle. We are still waiting for some quotes to get back to us. It all went really well. A few questions have been fired back to the builder... like why is it costing me $1224 to delete the powder vanity and basin and use my own. Wouldnt that credit me? Im not to sure about the $1972 for the cedar look upgrade on the 2 garage doors. I think i might get a price on how much to install them myself and get the standard price credited back. The waterfall edges for the kitchen bench in essa stone are a provisional sum of $2500. to provide a lockable meter box in lieu of standard is $1992. when i called the meterman its $230 for a lockable one with a view panel. Our upgrade to a cedar garage door (Gliderol Timbaglide) was only $280. And upgrading to a lockable meterbox with window was only $106! As for your costings, we did not add or take away any of the things you did so not sure what they should cost, but that does sound alot. When you say $31500 is that with changes to the house plan? We have just been given a rough estimate for waterfall ends which was also $2500, on top of the $3500 already quoted for the 2 benches! The estimate from a friend that works at Laminex was that it should be closer to $1500. We are still waiting for clarification on most of our pricing queries... We didn't pay any extra for our waterfall edges. It cost us $3000 to have all the benchtops in essa throughtout the house-but then again we never got the promotional items included and we had to sign before the base price of the house went up to secure that deal. I think for our stone all up we paid about $8000 - pricey I know, but it was something I wasn't willing to go without. For locked metre box we paid $92.. as I said in the other thread, part of your cost may be due to the location of it if you have moved things quite far away. As we started of with base plan and added so all up it jumped from $196000 to $242000 our base cost with the house modifications went from $206K to $271K the $31500 is for our prestart items only. The only real big costings to house changes in the prestart quotes is for 31c ceiling added to the theatre.
