Wrexter have no fear tho, iiNet says ADSL1 can be as fast as 10/1 we are apparently quite close to the exchange so syncing at 22mbps on ADSL1 from our place - how that is, is beyond me but at least its some good news for folks in the estate. We are at lot 370 /#13 Bellingrath We are at practical completion, just got the final bill in the post today. There are still things that aren't finished, so I don't know why they are saying it's practically completed?? Builders huh. So hopefully we'll have our keys in 3-4 weeks, and be moved in by Easter. Woohoo. We've had a stressful week - the tile shop hasn't ordered our tiles, which are coming from Italy - which means a minimum 9 weeks before they arrive! So tomorrow night we are off to the tile shop to see if there's a substitute. Sheesh! Then yesterday we discovered the builder charged us a $20k variation twice!! What are these people doing to us??? Anyway, so we've noticed that more of the fencing has gone up recently, but I have my suspicions that the fence has been installed incorrectly. According to the voucher given to us by Terranovis, condition 1.2 (b) "Where there is a retaining wall along a boundary to be fenced, the fence will be erected on the inside of the high side of the retaining wall at the election of the seller" So we are lot 370. We are on the High side of Lot 365, and the low side of Lots 368 & 369. According to the conditions, am I correct in assuming that between 370 + 365 the fence shall be erected on the inside of the retaining wall (ie on our lot), and between 370 + 368/369 the fence shall be erected on the outside of the retaining wall (ie on lot 368+369)? The reason I ask, is that the fence between 370+365 IS on the inside, and there are markings (the fence has not yet been erected) for the fence between 370 + 368/369 to go up again on the inside - not on the outside. Seems common to see stuff overlooked or mistakes during the whole process. I have a fair share of comedy of errors in my build. Correcting mistakes just costs time and money, and erodes builders' margin. As for the fencing, I once asked the fencing tradie why the fence was not sitting at the centre of the retaining wall. He said although fence was supposed to be on the inside edge of the higher block, he could not core holes for the posts at the edge, that will make he holes weak, and had to move out a little, like 1/3 from the edge. Take a look and you will find the holes are off centre of the wall. Perhaps it is best to check with Terranovis directly. Good luck to yr handover. Must be exciting ! This is the response I got from Di - who had been in touch with the relevant parties: ***** Below is a message for you from Warren Spencer, Project Manager of Aubin Gardens. Please advise the purchaser as follows: The fences are located in the centre of the limestone wall. The limestone wall is not located on the boundary, it is inside the boundary, so therefore the fence is located within the boundary of the property on the high side of the block. The clause you refer to is to the election of the seller and we elect to locate the fence in the middle of the wall, as this is the most efficient way of building the fence on a retaining wall. All fences constructed where there is no wall, are constructed on the boundary. I also phoned Phil Walker the Fencing Contractor looking after Aubin Gardens and discussed your issues with him. Retaining Wall Fences. Even though the Seller has elected to locate the fence in the middle of the wall Phil has instructed his installers to place the fence as close to the boundary which is at approx. 115mm from the edge which allows an extra 75mm of area to your block which is to your advantage. He would be more than happy for you to call him on 0412 954 807 to discuss anything about the fencing with you. He is very easy to talk to and would like to explain to you why the fence frame remains between your property and your neighbours. ***** I'm happy with the responses given, but just need to get my head around it properly, and go and see what has been done. I spoke to Phil, and he was really nice too. As for our tiles, they said it would take 9 weeks to come in, and I said that I was planning on being in the house in less than 9 weeks. So he offered us a discount, and a choice of other tiles. There was another cheaper tile in the same colouring as the one we chose, but we didn't want to compromise on the colouring, so selected a slightly different tile. I hope we haven't made the wrong decision! It's going through our entrance, hallway, living/dining/kitchen area, which is all open plan, so hopefully will pick up a lot of light. Decisions, decisions! Oh, and our custom letterbox has been made, ready to install when we get the chance. Now I understand why the fence is offset from centre of retaining wall. Must be tough making an alternate choice on tile in such a vital area of the house. I too had been thru that though it was only for the wet areas. Trust it will turn out right for you. What an exciting moment finally getting keys to a new home. Congrats.! We were meant to have final handover and get keys today, but surprise surprise, builder is not ready. Hubby had been going past the house after work, and nothing had been done since our pre-handover meeting. On Tuesday, I rang the builder and said that we are concerned the house wont be ready for handover. She emailed back later, confirming that our site supervisor said the contractors had finished and our handover would go ahead as planned. Turns out that the site supervisor didn't actually check the house...just took the word of the contractors, who hadn't done anything!! And so, here we are, still waiting for our keys. We have re-scheduled for next Wednesday now. Not happy! I wonder if I can charge them rent for each day they've gone over their allocated period? Building a custom plan with Aveling Homes. Hence we lost a week and are now living in a construction site as we had to move out of our rental house. Our house still has outstanding items from our pre-handover inspection. It is so frustrating. it depends on the natural ground level, if they excavated their boundary wall needed to be built as a retaining wall.
