My husband and I are building our house in Hocking, prestart is in a couple of days and very excited!! We are building with Ross North Homes and so far have been happy with them, hopefully it will stay that way! We are building in Hocking Gardens, just waiting to get finance on our piece of land.. as soon as we have signed the fixed price contract. As as prestart is only days away, we have been getting everything picked and sorted. Unfortunately we know that flooring will be extra so we have picked these beautiful 450 x 450 tiles we like. However, they are a porcelain glazed biscuit with rectified edges.. which makes laying them more expensive. Would anyone know roughly how much it would cost a tiler to lay these tiles? we've been told that RossNorth may charge us through the nose.. so would be nice to compare pricing, see if it's cheaper doing after we get the keys. There is a RN home being built not far from us that have just started their roof timbers, hasn't taken long at all to get to that stage. My advice for comparing builder prices to getting things done after is to go through local paper & call a few to get an idea on private tradies as they are usually cheaper, remember builders add on certain % to cost (ours 35% ). At least then you'll get a fair idea when you ask the question at prestart. Even if you used their tiler after handover you would save the builders margin of around 20%-30%. Rectified porcelain tiles are expensive to do well as the floor needs to be levelled before laying tiles. A good tiler in Perth can charge up to $65 m2 to lay tiles plus the levelling process, although you can certainly get tiles laid cheaper than that. We are the same, also building with RN. we also selected rectified porcelein tiles 600 x 600. we are using a seperate tiler to do it. doing with builder will cost you a lot more. hope your pre start goes well. let me know who did your prestart by pm. A bit more if your slab needs screeding if it is not very level and free of cracks. I've managed to negotiate for less than this as I have a large area.
