I have heard from someone that H3nley's site costs are very high compared to other builders. Is this correct??? Has anyone had quotes from H3nley and another builder to compare site costs? Or does anyone know what other people in their estate paid for site costs compared to what you were charged with H3nley? Your help would be greatly appreciated. Re: Site costs with H3nley???? 2May 10, 2010 9:16 pm Our site costs were around $15k. They were fixed. There's quite a bit of rock in our estate, and they hit a bit. Our site costs covered things like hitting rock, temp fencing, crossover protection etc. We have a slight fall of about 700mm or thereabouts. Another Henley house a few streets behind us didn't have fixed site costs... theirs from memory were around the 6k mark Re: Site costs with H3nley???? 3May 11, 2010 7:42 am We also went fixed site costs with Henley and they were similar to A & E above. Our slab had to be upgraded and we hit rock, so were very happy that we had fixed. Prior to signing with H, we had done soil tests with another builder. He had quoted (if I remember correctly) approx $7K EXCLUDING rock - so we would have been charged for the rock excavation on top of that. We were lucky in that we had that soil test, so we knew what to expect. For that reason we immediately requested fixed costs with Henley. It depends totally on your block. Type of soil, rocks, slope...it's all different. It's also peace of mind. We didn't want to be lumped with a $20k rock excavation bill on top of the other site costs. Rock can be a nasty thing - we just had to fork out more for our fence to be erected....coz they hit rock and needed to blast it out!! We are still waiting on the title of our land and there is no access to it for soil tests as yet, so just wondering if H3nley can give us fixed site costs without doing the test? Re: Site costs with H3nley???? 7May 11, 2010 6:22 pm If you were to choose Fixed site costs, they give you a price upfront -you accept or reject. It's basically a money-making scheme for the builder vs a peace-of-mind scheme for you!!!! And this is all decided well before you get soil tests done. So if you decided to lock in with fixed site cost, and then your soil tests come back with with a standard slab required and no rock - you are locked in to fixed costs, and you don't get any refund. But if you do need to upgrade your slab and there is rock, then no matter what it costs them to do it - your fixed price covers you. If you go with their normal site costs, then everything they need for your council reqs and block is itemised in your contract and they include an allowance for rock. If in the event they don't find rock, you are refunded a portion (Cinny - correct me if I'm wrong). If however you have not fixed and they do find rock - the bill could range from $5k upwards. We were in the position we were planning a house with another company and had gone as far as soil tests. He was very decent and gave us the report when we cancelled that work. So we had the prior knowledge before we needed to make the decision with Henley. Hope that all makes sense!!!!
