Thanks again to vanduful!hehe This is our final plan that we confirmed yesterday... it's still long long way to go but with our weirdly-shaped block, we are very glad we got decent size of house out of it, especially being a rear sub-divded block. Other builders won't draw anything outside of square (just kept on asking us to stick with their standard plan )but redink was willing to change EVERYTHING! Bit worried for the furnishing the house, especially in the living room hehe... but we're finally here!! what are you guys thought on the plan? any amendment needed? we can still change by today before we lock in hehe Cheers [quote][/quote] Re: Finally with Pictures! It's good that you've got eaves on your north and west-facing sides (which will get very hot in summer). Your house interior will be wonderful and bright with all those windows taking advantage of the sunlight! Given any thought to what kind of washing line you'd like? Weird question, but if you're getting a fold-out one make sure you've got a free wall to mount it on. Personally I think that the laundry wastes a bit of space, being so long (5m - 6m it would look like) and one wall being unable to be used for shelving. Have you considered getting your designer to work in a walk-in-pantry in the space where the top right corner of the laundry is? Might not be your cup of tea, but I love WIP's and wished I had the space to squeeze one in With all the garage storage you might not need the laundry space and would prefer some more pantry space Alternatively, you might want a dedicated linen closet in that area, for towels and vacuum cleaners/mops. GREAT idea for the storage area off the garage! I really wish we would have done that too Don't forget that your 25course garage ceiling is too low if you ever get a van or 4WD MIRROR ROBES! Mine was a rear build also and it can be tricky to get what you want , let alone to get it thru council. Keep up the good work. Good Luck. Yep I agree with you Vanduful. It's such a waste of space in laundry. My partner (who does the laundry hehe) wanted to get something done in there after hand-over. we'll probably get WIP or WIL after hand-over. I kinda like main bedroom, the first draft he sent had a fairly big ensuite (3.5x3.5) then I wanted to get spa bath but everyone yelled at me...saying I'll never ever use it so I extended WIR by 1 metre and got rid of the bath to accomodate my 80 pairs of shoes.. hehe:) But I don't think I'll keep my shoes in there anyway. Trying to get cabinet maker to come in to get shelvings done in WIR and laundry. any recommendations? Re: Finally with Pictures! We had people telling us the same thing about the spa, truth be told it won’t be used very often but for those times you want to soak in privacy, with some music and a cold drink – it’s worth it. Especially when you’re sick or it’s a reeeeeaaallllyy chilly day! We compromised by changing the spa to a tub, much cheaper. Be aware that getting things added after handover might not be as easy as getting it changed now at the plan stage - especially for internal walls. Just wondering who did you build with? is your council city of...canning by any chance? can't remember whether you said river vale or riverton if it's riverton then it's city of canning, if not...city of belmont or south perth? near..burswood yeah? SOR yay! hahaha just wanna see how long did it take to get council approval...and did you have to do all the WAPC requirements beforehand? or you did it along the way? is it green title or strata? mine's green title. city of canning wants us ot upgrade the existing drive way, get the fencing done, storage for the existing house which is costing us a fortune, then again bank doesnt wanna release the fund nor want to value it as 2 seperate lots until the title is issued! so much work but at the end, it's all worth it i guess. congrats on ur almost completed house! nice work......can't wait to be at your position hehehehe (what you doing with your front house, selling or renting?) Final plan with redink! 14May 10, 2010 7:01 pm Saemiseon, To get green title the City of Belmont ( * Loud rude words * ) requires that the lot is completely cleared so originaly dwelling was demolished. This process took aprrox 7 months ( with clearances from DOLA , water Corp . Surveyors Western Power etc. but we could other stuff at the same time, like sign building contracts and do prestart etc. City of Belmont cast a caviet on the rear property so we cant sell it until we build a driveway and get fencing. Havent started the front project yet, gonna live in the rear one before we start building the front. Good Luck. Final plan with redink! 15May 11, 2010 11:04 am Hi Echo thanks for sharing that sounds like a hell of work.... with city of canning, as long as we're building 2 dwellings we can still keep the front and comply all the requirements from council and WAPC while we're building but obvisouly title isnt going to be issued til then. Did you come across contribution fee from council? 5% of the land value of subdivided block? trying to figure out whether its just city of canning or throughout WA CHeers Re: Finally with Pictures! Re: 2 weeks to Pre-start! 20Jul 13, 2010 6:04 pm I just spoke to Redink and apparently our paperwork is on the way! so she suggested me to book pre-start in 2 weeks! woohoooooooooo As I have already had eyes on few things and I know they'll charge my arms and legs for them I asked whether I could supply them myself (including basins, handles, taps , kitchen appliances and even mirrors in the bathroom) and she said anything inside the house, I can supply myself and their tradies will install them and we'll get credit back for the material. I know they probably won't give much back for the material credit but I'm so relieved they let us supply our own and install themselves! saves lots of hassle installing them post hand-over.
