Browse Forums Building A New House Re: Upgrades... leaving it till after handover? 2May 09, 2010 9:43 pm Hi Mrs P, We've had to go through this and we've left floor coverings, heating and cooling, fencing, window treatments, wardrobes for after handover. We've built before so we know there are some things not to leave after handover. Everyone will have a different opinion but there were non-negotiables for me. For example, a dishwasher, overhead kitchen cupboards, laundry cupboards, and stormwater (we're to old to fuss over stuff like that). We've gone back and forth over rainwater tanks as our builder is charging us $2500 for a rainwater tank that retails for $1000. We don't want to bother about stuff like that but we don't want to be foolish with our money also. There was quite a lot that we got standard/with the promo that we wanted... for example the items that were included that we would have paid extra to have done before handover were... dishwasher, flyscreens, window locks, 3 x garage door remotes, floor coverings, caesarstone to the kitchen, above head cupboards in the kitchen and also pot drawers in the kitchen and higher ceilings (2590mm) throughout with higher doors as standard to match (these were the items that were not standard in another display home that we were considering... these items being included were part the reason we went for our builder.) I think the items that you would choose to do before hand would definitely be structural or items that may damage/compromise the quality or finish of the remaining standard items - like a bench top - changing this after handover could ruin your splash back or cupboards, to me putting lights/switches in the places that you want them so you're not having to move them afterward and patch up holes in your plaster. Having said that, there were quite a few options that we did upgrade with the builder so we didn't have to do them after handover - i guess our reason would be we have renovated for the past 5 years - so we kind of wanted to have to do as little as possible after handover - within reason of course - we put all of the items we "wanted" to have in our selections and then at tender we took out $9k worth of items that we could easily do after handover i.e an upgraded kitchen tap, the fan in the alfresco etc- these items we deemed as "wants" and not "needs" and could live without for the sake of having a smaller mortgage and doing it after handover would not be a detriment to existing structure.
