A private builder will accommodate the land size and position. Check out who’s available in QL…Its all about doing your homework first! Do that……then move on the nitty gritty of building. If you find a house that you like (and fits on your block) with a project builder it will be a lot quicker and cheaper than a custom design and build. The advantages of a project builder are; 1) You get to see a sample of your house before it's built 2) You can save 6 months in design time 3) If you're careful, you pretty well know how much it will cost up front 4) It's less expensive The advantages of custom design and build are: 1) You can have exacttly what you want. 2) May be the only option for difficult blocks. As with most things in the whole building process - it really depends on your budget and time circumstances! And how involved you want to be in the building process....we are looking around for a home to build on our land (in Melbourne) and all I can say is Research! Research! Research! My experience is that a few large and medium sized project builders have designs that may suit your block - there are quite a few around - depending on what you want. However as Michelle and Casa have stated, you may have some difficulty getting alterations to suit your land...here are a few homes that may help you get started.....NB. I have no other information on these builders other than looking at their websites!! Suit 12.5 m lot Plantation Homes (AKA H3nl3y!) - The Cortez Suit 10m lot (which you may be able to widen???) AV J3nnings - The Freedom 155, 170 & 175 Also G.J Gardener Homes have heaps of floorplans on their website to choose from! It really wasn't that much more expensive than a project home, especially when I have heard so many stories of people spending so much more than the contract price, as surprises kept popping up. We have had no dramas whatsoever, and the building process has been an absolute pleasure. We have made mistakes along the way eg, after the frame was up, and the chippies had finished, we then decided to move a doorway in our media room. We rang the builder, no problems it got fixed (and no extra charge either!). We have picked up only a couple of mistakes they have made, and they were fixed straight away. We are moving in, in about 4 weeks, and we started June, so it hasn't taken long at all. Thats not to say there is anything wrong with project builders, but I can honestly say building has not been stressful at all, and I put that down to a great builder.
